Yeah it’s always luck, but why is MV a lanpoon project in ur opinion? Queens Peak while there are many criticism about it; it’s still making profit in the resale market.

Visibly far from mrt by walk

I think MYRA may be slightly better than that

2021 2H stirling 1st batch can start to sell without SSD right

Hmm but certain stacks are later batch right

Stirling first batch should be able to make decent profit, later batches I doubt so, perhaps even small losses.

For studios in that kind of D3 district, it is very important to be near MRT.

Just look at the amount of rental competition around Redhill/QT MRT...

Being better than another project doesn’t mean that it is good.

Both can be lanpoon

Haha ur way of assessment is high bro. But I always feel being near MRT is a must, but I don’t think it’s lanpoon for Margaret Ville; but I prefer Commonwealth Towers!

Not jus studio, for rental being near mrt is a must cos ur tenant is unlikely to be driving if he is an expat.

PARC RIVIERA, no where near MRT station nevertheless it is seeing healthy rental transaction.

443 rental caveat transacted in past 6 months. Top 3 based on volume. Very healthy for a 700+ units project.

443 rental caveat transacted in past 6 months. Top 3 based on volume. Very healthy for a 700+ units project.

The tenant profile at Parc Riveria could come from those studying at NUS? The majority of those condo in the list are considerably near MRT except Bayshore Park

There is also a negative sales for Commonwealth Towers in Jul 2020, -5.7K but no SSD.

Another 463 sqft unit only made profit for 3.3K selling in Dec 2020; both block 232.

The weird thing is 474 and 452 sqft unit made 82 to 84K profit for selling in Nov/ Dec 2020.

Not sure if it is the facing or floor level but it seems some are just doing badly in the resales market.

More and more young ppl buying into the private property market; friend’s sister 29yo eyeing Normaton Park after failing to get a one bedder at Clavon.

Same. I have friends in their 20s buying condos too.

Ya not surprised, same thing I see lot of first time buyers all whack condo straight up

Especially those working for US tech companies, many got windfall from their stocks

I also hear more renting to have their own space also... demographic trends definitely shifting here
