but for some ppl or at least me, the ONLY reason to consider/buy criterion is due to the view. cuz the location is cmi.

No view as in no pool view from living room. Of coz my windows not facing concrete walls. I still get pool view from my master bedroom.
View not impt to me, as long as not block and facing other units window I'm ok.
Location wise of coz I like then I buy lah. Most impt the living space must be decent. To me this is far more impt than having a good view.

Shouldn't be too bad I guess, my yard is north facing, not much of sunlight as acacia blocked the West sun.

Im in the opinion if your unit is on the lower-mid floors, your masterbedroom will not have any west sun as it would be blocked by the other blocks. But if you bought a high floor units, then maybe, inevitably yes.

I didn't know staying in high floor means getting more road noise before my colleague confirms it. He's staying on 13th floor and say the noise from bus stop under his block can be so loud that he can't hear his TV. Unbelievable.

The problem with yishun ave1 is too many drunk speeding car in the middle of the night. Ever since a speed camera is installed further up from criterion, speedster turn into st41 and some crashed the car into the railings, waking up all the residents. In my 4yrs in this neighbourhood, more than i can count with my fingers. St41 is jinxed, pls drive carefully.

Wow! Crashed til so jialat. Must be damn loud to wake you up. Last time almost every Fri/Sat early morning sure got police road road block at Ave 1. My parent place at Yishun Ring Road the road outside also a lot of speeding when there's no BTO. Most jialat one is all passengers killed except for a 12 yr old gal if I rem.

actually i was wrong, too optimistic abt the market. its hard to sell at the current market, looking at jade spring last transaction i thought it might not be too hard to offload dew spring but im wrong.

just fyi, maybe the selling price might not be that ideal. initially i thought based on jade spring 420k transaction, dew spring maybe can fetch ard 440k...

Dew can't be higher than jade. Ur hse reno quite nice right? Should be ok higher than 400k right. It's just the not near mrt that's y less viewers. Throw in free furniture see got chance anot.

think at that time was quite okay, bought at 227k. jade spring is abt 20k+ cheaper.

jade is nearer the market plus new cc and hawker coming up, if people wants to be nearer to market then they will buy there and plus now alot of jade spring units in the market for sale.

dew the only good thing is its nearer to upcoming wisteria and nearer to occ.


yah my house did reno, i think nice maybe subjective.. shld consider quite decent. higher than 400k i think shld be ok cos my lvl quite high also but if too low then my wife abit heartpain on all the reno.. cos windows blind we customize with better materials, built in oven all cant take..
