Can talk to my agent first, he is quite helpful. Even can answer your questions at 2am. Dont have to buy from him if you dont like the unit. He was my agent when i apply for signature, then i drop out and go for criterion. He change company after that and still my agent. Lol

Yes, usually they will approve. Sometimes it takes longer, they will ask for a few more documents and fill up a few more forms.

Seems like for people who are going through this route, they can 'sabo' themselves if suddenly they have a change of heart? :s8:

They will lose the 5% downpayment and penalties from bank if they have secured a loan.

The CriteriOn EC - Executive Luxury EC

For now, the Flying Star compass measurements are based on streetdirectory.com maps:-

N1 with stacks: 03, 04, 07, 38, 39, 17, 18, 21, 22, 26 & 28 has the auspicious double 8s at it's frontage. Good if the frontage has a water position.

Good if the master bedroom is located at NE sector. As it has good auspicious star combinations of MS#6 + WS#1.

If a bedroom is located at East is good for a bedroom cum study.

The rest of other sectors has inauspicious stars. And may need to be disarmed.

S1 with stacks 36, 37, 01, 05, 19, 23 & 27. The combined auspicious wealth stars MS#8 + WS#8 are at the "rear" of the unit. Such a waste as usually this is the kitchen & yard area.

It will be good if a bedroom is located at East sector: good for studies.

If the main entrance is located at NE, this will be excellent as there are good combinations of MS#1 with WS#6 in this sector.

NE1 with stacks 14, 15, 32, & 35. Has the auspicious water wealth #8 star at the frontage. Thus, units with water position at the frontage (balcony side) can enjoy good Feng Shui. If so, the sum-of-ten can be activated for : Health, wealth and family luck. If the unit is not facing a water position, then best to place a water position at the balcony area to activate the luck. On the downside; the other sectors in such a home has bad stars that best to be disarmed or neutralised.

SW1 with stacks 12, 16, 33 & 34. Favourable if the water wealth #8 is at the frontage; water at the frontage is good. It will be advantages if the unit faces a pool of water or activate a water position at the balcony area. As such overall, the unit can activate the sum-of-ten. Need though to disarm bad stars in many sectors of the home. To disarm health related considerations.

NW1 with stacks 10, 11 & 30. Can activate the auspicious Pearl String effect; best to have a "mountain" at the front and ideally water behind the unit. In addition, the water position is at the rear of the block.

SE1 with stacks 29 & 31. For SE1 facing, ideally, water position to be at the frontage. If so, it is a double bonus as SW1 enjoys the auspicous 10 combinations under the Flying Star Feng Shui.

Not many ppl can accept the location unless ur kid is in northland primary, owns a car or parents live in yishun.

Personally I find the location ok, getting out of Yishun during peak hours is really fast compared to chong pang or yishun central.

Definitely faster to get in and out from highway as compared to the ECs at new Canberra station

If you look at URA masterplan, there will be a new town Simpang right behind Yishun (FACT). Whenever there is a new town, there will be rail network (MRT/LRT) going into it (my speculation). Tried googling and I see LRT network looping from Khatib to Canberra with a one of the stop at Miltonia (That means it has to be near The Criterion. God knows if this is real). Well, we shall see.

Just my speculation. :D

You can google on Simpang new town, google on future MRT network in Singapore (image) and piece the information together.

Simpang new town is on the opp plot of land from Brownstone. Not near The Criterion. Then the Yishun LRT is fictional from the link I found.

Hmmm...

From the current development status, it seems like the whole Canberra area is filled with bto, no space for future lrt track extension to yishun ave8 from Canberra mrt station. Ave8 is the only way for the lrt to be constructed all the way to miltonia. So don't expect it to happen anytime soon.

CDL has replied.

We refer to your email dated 11 May 2016.

Please be informed that only some units will be pre-installed with approved balcony screens. However, this does not apply to your unit.

With regard to your unit, bathroom 2 will be mechanically ventilated.

We hope the above clarifies. Thank you.
