anyone have any idea the completion for the criterion will be early 2017? usually top dec 2018 how much eariler will they hand over?

Does anyone know block 9 stack 17 will have West Sun?

Have gone around to see a few ECs, brownstone no more 3 bedder units, visionaire i worry about quality. Signature just beside Criterion, i think i trust CDL more. The bigger pool also seems to make the place classier imo.

Quality? U meant the wall will fall or ceiling will drop?
Any development sure have some default bah...
CDL, Fraser, Far East, Qin Jian all using china or banglah worker to build. Dun tel me they are using Singaporean construction worker?

No not that of quality. Its just that i remember there was some press news about qinjian ec projects having sewage smell and rusty stairs. The stewage one is probably structural design which is bothersome.

And i am assuming a seasoned developer would have probably accumlater enough experience to reduce the amount of teething issues.

And i am assuming a seasoned developer would have probably accumlater enough experience to reduce the amount of teething issues.

Ecopolitan by Qingjian just TOP and there is not much complain there. But if your choice is between Criteria or Signature, I will go for Criteria. CDL is still a well established property developer. The facilities looks better and there is a microbubble spa pool.

For The Criterion, CDL is using Japanese Main Contractor. So i assume QA will be better.

Block 9 Stack 17, seems like high floor will get some indirect west sun for living room and bedroom 2 & 3. Lower floor should be ok. Master bedroom likely will get more sun.

QingJian's quality should be quite ok. But for Visionaire, do ask the agent which is the stack/block where the fatal accident occurs. Maybe you want to avoid that stack/block. I think contruction has not resumed yet. You can go to Visionaire thread to learn more.

visionaire i went yesterday, there were 2 blocks that were barely taken. One is beside the MRT track, the other one is at the other end, west sun.

Thanks, i thought so. I'll probably look at lower floors - 3 or 4 then.

Do take into consideration that certain units in Visionaire has the rubbish chute, right beside or opposite to the unit. Try to avoid such unit. I personally think that this design will have an impact on its future value.

Without any doubt, there is a chute door for the rubbish chute opening. I think the worry is that some residents may treat the immediate area at the rubbish chute as an extension, thereby placing anything that cannot be put through the chute opening, at the immediate area.

If the bags placed are non food waste, it is still bearable minus the stench.

Definitely there will be door to hide the rubbish chute. Well, there's only 4 units per floor. Very easy to catch who is the culprit who dirty that area. Also depends on the design. The EC i visited, once the door is open, the rubbish chute opening is there, no space for us to walk inside and no space to leave bags on the floor. Another Pte Condo i visited, one need to walk in further to access the rubbish chute. Only when TOP then we will know what's the design used.

Anyway, to conclude, The Criterion owners have no concern over where the rubbish chute door is located. The concern highlighted here was from Visionaire. So not applicable to this thread.

I tink when there is fault.. there will be more prevention... So its a good warning to them when they doing next project. :)

I do heard those well known developer also have some issues but dun remember which one. People stil go for it...
Anyway its up to individual..

Emery Point owners resolve dispute with CDL, others
• February 10, 2011


The High Court suit filed by the management of the Emery Point condominium in Tanjong Katong over various building defects was resolved on Tuesday.

The management, which represents the owners, had taken legal action against property developer City Developments Limited (CDL), the main contractor, five subcontractors and the architect, claiming a compensation worth approximately S$600,000 to resolve the defects.

Three of the subcontractors reached a settlement with the owners on Monday, when the hearing began.

The condo owners also arrived at a settlement with CDL, the main contractor and the other two subcontractors on Tuesday.

The parties said in a joint press statement that they were “pleased that a final resolution has now been reached” and that the management will be using the settlement money to “do up Emery Point, which should enhance its value”.

The management also clarified in the statement that there were 16 water leakage points in the basement carpark and not 280, as previously claimed.

Agreed all e reports were old news. No relevance to Criterion.

No development is perfect. Every building sure have defects. Jus whether big or small. Some r jus not reported.

Anyway, i saw balagan also posted abt QJ at visionaire thread. So i doubt he was aiming at any developer.

At least u r not paying for a pool facing unit with chute beside ur door. :p
