Frankly, if your intention is for own stay you can consider cos it will be definitely cheaper and in my opinion, if I am buying I will consider
#04-02. Cos balance level 2 too Low and just below drop off a bit noisy and as for level 5 you will see the roof of the substation with all the exhaust system very unsightly.. level 4 you will only see the green wall of the station and that’s fine... it won’t be noisy and the generator will only kicks in if there is a power failure.... Anyway, you must not be too superstitious on the Digit ‘4’ ,I presume that the buyer of #03-02 had the same opinion that’s why only left level 2,4,5 unsold for stack 2.

I heard from my agent that level 5 unit is sold 😓 what about block 3 stack 6? The unit which is also on level 2. Will that be better since it kinda further away from the main entrance?

Another one sold (4br) today it seems, if I'm you I would rather aim bto/resale/northwave or RC, rather then potentially be angry daily facing the entrance/generator

But it’s nearer to the ramp to basement and there’s no Low wall barrier
To block the noise of cars not like level 1

Frankly if you are really keen in Yishun maybe can consider The Signature, still have many units to choose from..

No 50% off no buy !

As of today,, there are less than 300 units of EC in the markets to choose from and of course have to consider the location. As for BTO and RC need to wait another 2 yrs and by the time it MOP. The white paper target of 6.9 mil population in Singapore by 2030 will already be in before 2030. So by that time difficult to selll, cos there will already be many options for buyers in the markets.and the price of private property will sure goes sky high.. so buy now or wait you decide wahaha.

Oh yes you are right. High floor unit.

Most balance EC units are selling at good price compared to Sumang EC which will cost $1000+ psf just to break even.

It’s a level 12 unit facing pool
Bounced unit. Owner failed 2nd appeal

Anyway. I heard it got sold at 1.1m+ @ $952/sqft today

So Criterion should be fully sold now

URA's February developer sales data shows that among top selling projects in the month, 47 units were sold at Queens Peak, located at Dundee Road at a median price of S$1,730 per square foot (psf) and 34 units were sold at Kingsford Waterbay at a median S$1,349 psf.
There were also 30 units sold at Artra at a median price of S$1,726 psf, 26 units sold at Grandeur Park Residences in Bedok South at a median S$1,487 psf, and 24 units sold at Parc Life EC in Sembawang at a median S$836 psf.

Wah 952 per sqft. OmG

I've been staying in Yishun since primary 6.. Am happy with the neighborhood.. I missed the boat with Criterion.. Am looking for 4BR Premium.. Was told no more.. I heard that the empty piece of land opposite it will be used to build a school

Wohhhh::: that’s an Average of 20 to 25% gain on PSF ratio for all owners which purchase earlier comparisons with the price of last unit sold!!!!!! That’s Great,, hope by the time MOP my unit can fetch between
1200 to 1300 psf and I will be happy and can downgrade to HDB again..😝😝😝. I don’t ask for much
