First time buyer has priority - double the chance…less worry.

If singles can only buy 3rm, a certain % of the demand will drop for 4rm and above. With demand shifted to 3rm resale, price will move up, causing the rest to follow suit. Something that hdb is trying not to let it happen. But since elections over already, let it go..

With prices rising across board, annual value needs to be updated, means property tax will also rise.

this one will only make hdb prices go higher.
coz if 65yrs LH BTO cost $500k,
it means existing 99LH which is supposed to start its steep depreciation curve at 60years (bala curve) will now not start the steep depreciation.
It will now be able to peg to the BTO price at the minimum.
if you have 80yrs lease left, then the 65LH BTO $500k , so your 80yrs HDB Resale must be worth more.

The only way to solve HDB high prices is if you control the resale market.
ie, you can only sell back to HDB pro-rated and inflation adjusted and formula for the purchase price will include the BTO price.

HDB will then be the one thru its platform to sell to potential HDB resale buyers.
Basically destroying propertyguru public housing listings.
