Estuary is quite nice … Criterion too.. if u don’t mind the ‘ulu-mess’, u can consider Parc life… my criteria are clear

- entry price
- age of development
- overall condition of the development
- school options

if u r looking for capital appreciation, many agents (and others too) will tell u to go Punggol. I’ve been to many Punggol ECs and condos but we just don’t like it.. been to Brownstone and Visionaire too coz of the nearby mrt but we didn’t like it too so we eventually bought Criterion.. the comfort of my family comes first.. I have to say that CDL did a good job with Criterion.. ultimately it’s buyer’s preference (regardless of what others say)

Which part of the criterion is good vs the other developments?

Can share why u choose criterion? There's new EC in yishun North Gaia. Might as well buy that right.

The cons almost the identical, ulu, noisy road. In term of price Gaia just selling at 1.3. age also newer, for sch its within 1km of top pri sch in yishun.

Somemore nearby Gaia got chance for further developments. Criterion surrounding no chance liao.

First and foremost, it’s personal preference hence no right or wrong answer…since u ask, I’m happy to share..

we don’t like Punggol coz of the noise from the airplanes. Yes Paya Lebar Airbase will move to Tengah but that’ll be in 2030 only so we have to tahan for 7 years. I’m home most of the time so I prefer a quieter place. My brother who stays in Punggol loves Punggol and will not move out of the place. I’ve been to The Terrace for eg. and I find that the wood decking near the swimming pool is very hazardous (the pool in the middle not the one close to the longkang). You’ll know when u visit the project.. nevertheless, the resale price is v high.. the capital appreciation for Punggol properties is very real esp with new mrt stations, the future digital district .. with good comes it’s bad… I find it very crowded

For Brownstone and Visionaire, I cannot recall which but one of them does not have a gate before entering the block .. we had to press the intercom outside the lift for the unit owner to give us access to the floor. While waiting for the lift, a delivery guy was also inter-coming to deliver for a different floor.. it was a mess imo..coz we had to wait for a few lifts. I prefer those with gate outside the block/lift, press intercom and owner unlock the gate, call me old school but it’s straightforward. we can also hear the mrt tracks even when the unit/block are not near the track

I was heavily considering North Gaia and almost signed.. I agree that the future development around Gaia might be better with the future development of Simpang but it’s still unknown . It is just that future park.. just look at the park opposite The Estuary.. it’s a very nice park but that’s it.. no eateries etc.. I’m sorry to say this but the agents who promotes Gaia with ‘future mrt’ r purely lying. Don’t ask me why .. study the URA master plan, go to the actual site and you’ll know. I won’t buy that mrt selling point until official announcement is made by the authorities.

Developments around Criterion are already set.. so I know the pros and cons now.. I’m looking for a 4br and I will not be able to get the same price for Gaia.. so it’s important to know your entry price when purchasing resale.. I do admit that I am also waiting for the Govts plan once they take over OCC in 2030.. i am aware that it’s a 7-10 years wait but it’s ok for me since I don’t intend to flip Criterion so soon coz I ideally I want my kids to grow up in one place instead of us moving again. My kids should be in early 20s the next time we move. They should have their own plans by then

for second property, it doesn’t really matter for me..it can be anywhere that can make money

Thanks for the open and detailed sharing.

Did you also consider signature? Since they they just next door. Visited signature a few times before, and thought it is quite nicely build too. But the layout for wc and utility abit weird. Need enter through the utility room.

Signature is ok.. good entry price too.. we just prefer Criterion more since it’s 1 year younger . The only thing we don’t like about Signature is the experience entering and exiting from the main gate and rear gate by foot in comparison to Criterion. Try it and you’ll know what I mean

May I ask if your opinion on the Visionaire exit stretagy? If someone is to buy a 3bedder now, will it still "earn" few years down the road when selling?

There are a lot of factors lah ..
- your entry price
- how well the MCST upkeep the project
- the price of the neighbouring projects

When it comes to resale…..fate and luck and timing all counts.

You may only like certain facing and certain layout and suddenly one new listing in your area of interest that fits yr requirement at reasonable pricing.

No need go so deep until list down simi safe entry price lah, future potential lah etc etc machiam answer for exams lol.

you may like a perfect condo with all the pluses but no sincere sellers also like dat….

If currently im still staying in my BTO flat which has not passed the min 5 yr mark, can i apply for EC? It's my 3rd yr already
cannot, must wait for MOP to be over. but usually for some cases if you're nearing to MOP (around 3 months away etc can try with EC developer)

Thanks for the details, I went to view Visionaire a few times and I am disgested by the maintainance of this EC. Leaves everywhere and there is a huge issue with the mosquito or whatever insect that is biting me everytime I walk around the EC.

Sadly that was my experience too, fallen leaves in the small pool
