Post Covid, many will be getting bigger sized condo.
Too small for WFH.

According to agent Friend, those who can afford will rent nearby studio/1 br to use as home office for WFH to get away from family and kids.

Even with extra room or space, kids come banging the doors and shouting and screaming during conference calls and unable to mute out those noises when presenting...

For those with quiet working environment, even on the bed, can type, work or do their calls?

Haha i don't play tennis, im just more of a pool person together with my son.

i guess it is indeed a very big cluster of humans living together in a private development thats why i want to focus only getting units facing the outskirts, or blocks that are on the fringes rather.

if im looking to only consider selling after 5-7yrs later, i think majority of those that bought in only for the capital gain would have already participated in the pricing war once TOP, leaving behind mostly self stay or rental units.. hopefully by then, i wouldnt be faced up with too big a competition?

I havent made any decision to buy yet either, am also considering waiting out for penrose but understanding their expected launch price, doubt i can afford the same 3brp over there:(

Any thoughts on how much they might be launching for?

I’m guessing they will launch at approx 15xx psf
Lowest might be abt 1400psf

Yea there are condos which purposely don’t build a tennis court
e.g. Woodleigh Residences in order to stick to their Japanese Zen theme

Cause the tennis court adds up to the maintenance fee but you can’t book it cause there’s another 2202 families and tenants competing to use it :s13:

Or maybe cause... since you can’t even use the tennis court, might as well free up that huge piece of land it occupies for other facilities that doesn’t require booking :D

You are absolutely right. In my previous apartment, those units near to the tennis court, they will purposely book the tennis courts in the evening 7-9pm weekdays, sometimes even weekend, so that no one can play and disturb the night. Now using app, even worst, want to book, it is like finger fast. Everyone book so so advance. :s22:

Not proper correlate in hdb open area versus condo enclosed area...

That was one reason during strict **, they are allowed to exercise and walk their dogs in public areas, but not within condo area... have you considered why?

Aiya no need so detailed la... that's the closest I can go liao, just for numbers sake. Then again, for a 1.5k-units HDB vs a 1.5k-units condo, i think the total headcount from HDB might be higher since mostly should be families. Condos would have many 1/2 bedders with more singles.

Just look at its land price. Its abt 730psf

Construction and marketing cost at most 550psf

Breakeven: 1280psf

115% x 1280psf = 1472psf

If profit even higher at 20%

120% x 1280psf = 1536psf

In this time of uncertainty, you think developer will price so high meh.
Those agents must be trying to convince you to buy Treasures at Tampines

Yeah, buangkok 1.8k psf, woodleigh 2k psf. SUO resale already 1.6k psf. Penrose should be at least 2k psf.. :s22:

Anyway, who would buy penrose if it’s priced above 1700psf

Parc Esta is at a better location - 2 to 3 mins walk away from mrt but yet selling at abt 16xxpsf

Imagine if Penrose launch at 17xxpsf. Won’t the developer be making a 40 to 50% profit???

If penrose at $17xxpsf, foresee it will be the same fate as Antares.

Antares 37 out of 265 sold. 14% sold from sept 2019 to 17 May 2020.

Penrose will be expensive because Parc Esta selling out already.

With Antares at 1.8k and SKG at 1.8k psf, do you think Penrose will sell at 1.5k psf average?

I think at most starting from 1.590k psf.

Happened before at The M: The starting price was close to 998k, below 1 mil. Rest of the units' price all much much higher!
