It is great. I learnt something new too.

The more you compare, the more options they throw up. Most of us have only one bullet and we need to know all our available options before deciding. This is what most jokers will not do for you. They just give you hundred and one reasons why one project is good and try to convince you...

For the same or lower psf, would you want to stay in reflections, near the sea / VivoCity or in woodleigh (near a former cemetery).

Just like my earlier question, 1,350 psf near Aljunied or 1700 psf near Eunos.

Again, if your decision is one or the other after your detailed study and analysis, so be it.

Yap, and it’s a 14 year old condo with 609 units listings for sale.
1100 over units and only 6 transaction going thru in 2019.
Look nice from outside and if u r free, u may go in take a look at the interior and layout.
U sure learn something.:D
From the floor plan layout there is a circle :D, some have 2.
Due to too many layout pattern, not all of them will be constructed in showroom during launch, thus now it's resale, buyer have a better understanding base on actual built.
But there is utube, can see for yourself. :D

The pillars have to be there because the building is slightly curved.

The more I look at the listings at reflections, the more I don't understand why people are paying over $1,600psf for OCR. Goes to show these new launches are overpriced and resales are lagging far far behind.

3 bedders:
Affinity at Serangoon, 1152 sqft @1,465psf - 1.68m
Reflections, 1292 sqft @ 1,431psf - 1.85m (negotiable)

For me, its a no-brainer... Of course, maintenance fees is another but small issue. I would recommend all to relax, there is no hurry to rush into these new showflats and get conned by agents.

You are right and observant. U read my mind.
Many may wonder why the 1012 sqft 2 bedder or smaller size units in reflection sell so cheap, cos if u visit the actual unit, it’s non sea facing and there’s weird pointed sharp angles/ slanted walls within the units like in master bed room and some units has weird round pillars in some parts of the units that cause obstructions to furniture.
I visited the project before. Furnishing and layout quite jialat, any bros here if free can go see see look look.
Everything comes with a catch la.
These details are not shown in SF cos SF are meant to look attas and swanky.

The rest are transacted at lower psf cos all are bigger units crossing over 3.xmil. Even at Low psf, how many pple can afford a quantum of 3.x mil? I would rather use the money to buy 2 units of 2 bedder at park place with new lease and good growth potential, probably cost me less than 2.5mil.

Reflections is only one of many examples btw. Open your eyes and see for yourself. Think twice before committing to those new launches. Don't regret in the future if you can't sell for profit or worse make a loss because you over-payed for your property.

Go youtube see, some have the circular pillar just pop out of nowhere one, very irritating to look at for some people, worst if you stay there

That is Why I keep saying don’t just only look at the price for comparison, must go view the actual unit and study the floor plan. Reflection at Keppel is one of the project in my radar last time cos I agree the price seems reasonable. But when I visited some of the units, I quickly say bye bye.
A wise man says this before “it is pointless if you go and buy the worst unit in the best location”

Haha, yea. didn’t we see the success of duo residence? Pple bought at 1800 now transacting at 2400psf.
PLQ is just another mimic version of it.
Ask yourself, how many projects in Singapore got all these attributes like duo and PLQ?
There’s reason for certain projects to sell out.

Last check on Feb data, Duo has 3 unsold, more than 5 years?:D

I am sure there won't be more than a couple of such pillars in a unit. When buying reflections, you are also paying to stay in one of the most beautiful developments in Singapore designed by award winning architect Daniel Libeskind. I believe most won't turn away to buy Affinity at Serangoon North HDB estate just because of one or two pillars. Esp if the pillar is just at a corner.

If one or two pillars devalues a property by so much, should Keppel Land have just hired a much cheaper local architect then.

Well, it really depends on buyers. Some are very particular. If I felt uncomfortable about the layout, I will try to put myself in the next buyer’s shoe.

Anyway, different people different preference.
Sometimes, bad structure can affect the fengshui and thus, affect the mood of the people living in it. Imagine if I have to stay in a master bed room facing the big pillars Everyday, I don’t think I can sleep well. Even if I buy it cheap.

On top of the odd layout, two other factors need to consider as well:
1) those facing Golf course view will have its lease ended in 2022 and the land will be slated for residential purpose. Meaning to say u will be facing the massive construction for the coming years. No more serene Golf course view anymore, my Friend.
2) someone shared online that a small two bedder unit monthly maintenance is already $500 plus. (This fee is based on year 2012 I read). If this is true, Can imagine how hefty is the maintenance fee for bigger units and also when this project gets older. The high maintenance fee for this project is due to too many landscaping features in this condo that needs to maintain.

Reflections@Keppel Bay is a newer condo, TOP in 2013. Don’t confuse with Carribean TOP 2004. ;)

an agent just told me that the developer is gonna raise the price this weekend and ask me to faster book now.. not sure if it's just one of their sales technique.. if sales really sluggish, dont understand why the developer wants to raise price.

I have heard this many many times.. but I did not keep track. Perhaps you can let us know next week?

Maybe they will raise for a few weeks then give discounts again. All sales tactics, don't get fooled.
