From the developer's point of view, pricing it $30-40 psf lower than competitors will help it sell.

From the buyers' point of view, we want the cheapest price possible based on the land bid price.

Hmm .. who will win the war?

they who want best pool view, PH, will be unaffected by that extra 20-30K.

they who can wait it out, will get the discounts (on the less ideal units)

it has always been like that right?

I wholeheartedly agree :s13:

Never understood why some people think that just because the developer bought the land cheap, they are obligated to sell it to the public cheap. At the end of the day, have to bear in mind that this is EC and not HDB BTO. It is understood that the developer will have profit as the predominant consideration.

It's understandable that the less popular EC has to push for an earlier date to fight for more sales.

Agree with you. Northwave is in a very lousy location and with better EC like visionaire, brownstone and parc life to choose from. I won't even consider north wave.
Even bellewoods has better location and many leftovers to choose from if die die must buy a house in the north.
TC and north wave should attract very different crowd. Cannot be compared altogether.

TC intention is to launch earlier but has been delayed by 'approving issue'. NW just launch according to their planned date.
So there is nothing about fighting to launch earlier. If there is any, it does seems like TC try to launch early but end up didn't.
With so many launch in the north recently, I will think it will be wiser for NW not to launch in July.

You're right. In any case, an earlier launch is always better. QJ won that battle with FCL last time out. I imagine the sales figures would be different had Parc Life been launched first. Of course in that rush, the Visionaire showflat was barely ready and they had to redo the model at the last minute too.

quite a noob here, can I ask if there is a theme for treasure crest EC? I thought there is usually some sort of a theme when an EC is launch?

Hi all, may i know how soon do i need to sell my HDB after purchasing a EC? Before or after TOP? Noob in such issue.


if u opt for progressive payment, can sell 6mths after TOP but if you choose deferred payment, then must sell 6mths before TOP.

I thought no matter what also only got 6 months time to sell after collection of key?
So I went for normal progressive payment means I can take my time to sell my hdb?

Not necessarily so, but usually those who take DPS need the proceeds from the sales of the previous property to supplement the 80% portion. Tricky situation if demand is poor.

long term? your guess is as good as mine.

now is don't commit to anything time.

unless you wanna take a bet.... it can go either direction.

What is more worrying is whether other Euro countries will want their referendum now that anti EU sentiments is riding high. And will that spark a global recession when the EU breaks up ? If that reality comes true, we will see Great Singapore Housing Sales with crashing prices ....

very worrying time to commit monies on a expensive home purchase

For those who have committed to a EC, unless u got a stable business, everything else is GG liao.

Its uncertain times now.
