Shouldn't we be looking at actual transacted prices? :s8:
Did the developer increase the price since launch? My agent tell me no increase. So the launch price list is the best source to refer to mah as it include all the units where URA is just completed transaction.

In my opinion, actual transacted prices are most reliable. Anyway Bellewaters is ard 92% sold and Vales is abt 65% sold. Shd be quite an accurate reflection of the general average PSFs already I guess. ;)

If the launch price did not increase, it should be a better referral right especially if we compare Vales which is without levy. And with just 65% sales the URA data is not a good guide. Not to forget there is further discount and free fridge and washing machine for Vales now.

It's very good pricing in my opinion.
$649k for a 3 bedder is a steal to me in today's market.

Tats why need to look at actual transacted prices as it is the nett purchase prices after the discounts. Pricelist dun take into account the discounts. Anyway just my own method to analyze the figures. :)

3 bedroom from $649k (starting from $677 psf)
3 premium from $735k (starting from $683 psf)

Full prices for all units will be released tmr. :)

I bought mine at at a much higher price but if you ask me if I got it at a bargain I will tell you yes. Why? Because I see value in the unit I bought.

anything you do not see value in will be expensive.
Try looking at other things like proximity to amenities, comparatively lower prices than nearby condos (how much lower?), close to good school, future development, etc. Than ask yourself whether it's worth the psf.

Other than those stack mention. How about stack facing the future Residential stack 18 ( which is near to side gate) & stack 02 ( facing clubhouse) .

I'm also thinking of block 56 (stacks 17 to 20). I feel having the two rows of blocks facing each other, being 30 to 35 meters apart only, can feel kinda claustrophobic. But that block will be near new construction works from the residential development to the south and education development to the east ...

4 bedder psf difference is pretty big compared to the 3 bedders leh

683 psf for a 3 BR Premium seems like a substantial reduction from what the other 2 ECs nearby (Bellewater and Vales) are selling for similar sized units
