But the vales sales pretty good the past 2 months.....
They giving discount i think.

Good luck to the developer of The Vales. Looks like all potential buyers will head here. At least Bellewaters still has a slight edge in having no levy.

The Vales sold more than 50% per my last understanding.
The advantage of The Vales is it is just in front of the LRT. And it is the only one EC in SK which is "within walking distance" to the MRT. In fact i take a look at the map, it is about the same distance as The Visionaire EC which located in Canberra.

hihi, are there any EC that is hitting the QC or ABSD?

TOP and sell all their units in:
4 years for executive condominiums (ECs) and 5 years for private residential properties.

so far what I see, although there is a glut and so call oversupply in EC that was launched in 2014/15, the sales seems to be doing quite ok and still on target to finish selling units before they TOP.

Furthermore, government has cut down on EC land sales now. This year so far only sold 1 EC land parcel in YCK, compared to like 10+ per year in the period 2012 to 2014.

Actually the Vales also not that near lah. About 600m if you measure linearly and 770m if u walk on pavements. Ultimately, people will still take LRT after transferring from MRT. Who cares about walking distance.....

I agree that it is not within walking distance. That why i put "...". :s13:
But the plus point is, it is the LRT is just in front and only 1 stop. Rain or shine you are under cover walk way all the way.

Unless the developer is able to price treasure crest more cheaply that the ECs around the area. If not, if one is to take a look at the URA master plan where TC site is suitated, the location also not that ideal compared to the vales.

Discounts also not much actually. The ones that sold were mostly the larger 3 bedroom and 4 bedroom units. The bulk of the 2 bedroom and smaller 3 bedroom units still available.

The selling points for The Vales (IMO) were only (1) relatively nearer to SK MRT and (2) fair bit cheaper than Bellewaters. The Vales is considerably more barebones compared to Bellewaters in terms of facilities and aesthetics, which makes sense considering SingHaiYi paid more for the land parcel but is now selling at a lower psf price.

If Treasure Crest launches at a lower psf price compared to The Vales, and I can't see any reason why it won't be at least 20-30 psf less at launch, even before discount, units at The Vale will definitely not sell as well.

I truely agree with you that landscaping loses out to Bellewaters, thats why I got Bellewaters! haha.

Frankly, at 730psf for a high floor... i still have to consider deeply. likely vales will enter a price war. good for everyone. i will sit and wait for that to happen.

hope it's ard this price too. My personal guess is ard $750-$770psf. definitely still considered attractive as compared to the selling PSFs of the various ECs in Sengkang/Punggol. ;)

730 to 740 psf for a high floor larger unit (4BR and larger) may be possible. Doubt that they will price that low for the smaller units.

Considering that some of the less desirable units in Vales (low floor, facing SK hospital) went for as low was 710-720 psf, I think there may be some good deals to be had for those who are more budget conscious, maybe sub-700 psf for outer-facing, non pool view low floor units.

But for those expecting sub-700 or low 700 psf for high floor, pool view units... One can hope :s13: I see no reason why Sim Lian will price that low when they can comfortably out-price Vales at 30psf less per equivalent unit and get buyers based on TC being the cheapest in the Anchorvale area. Can always launch higher and discount more later

Indicative ave ard $730-$750psf....actually pretty decent already in the current market as compared to Vales and Bellewaters.

Basically all the sales made are by the developers via the marketing agents (various agencies). If u need info or wanna view the showflat, I can assist u. ;)

Developer sale just means you buy direct from the developer's sales team instead of through an agent (like ERA or PropNex etc). Not the sale meaning of "sales" as in Great Singapore Sale :s13:

I think prices generally are still around the same, maybe developer can give a slightly better deal on the star buy units (which are generally the units that are harder to move). Reason being that if developer sells a unit at a larger than usual discount, everyone else will also know because prices are published on URA website.

I could be wrong though, I'm a buyer and not an agent!
