Good luck to the developer of The Vales. Looks like all potential buyers will head here. At least Bellewaters still has a slight edge in having no levy.

4 years for executive condominiums (ECs) and 5 years for private residential properties.
The Vales sold more than 50% per my last understanding.
The advantage of The Vales is it is just in front of the LRT. And it is the only one EC in SK which is "within walking distance" to the MRT. In fact i take a look at the map, it is about the same distance as The Visionaire EC which located in Canberra.
Actually the Vales also not that near lah. About 600m if you measure linearly and 770m if u walk on pavements. Ultimately, people will still take LRT after transferring from MRT. Who cares about walking distance.....

But the vales sales pretty good the past 2 months.....

The selling points for The Vales (IMO) were only (1) relatively nearer to SK MRT and (2) fair bit cheaper than Bellewaters. The Vales is considerably more barebones compared to Bellewaters in terms of facilities and aesthetics, which makes sense considering SingHaiYi paid more for the land parcel but is now selling at a lower psf price.
If Treasure Crest launches at a lower psf price compared to The Vales, and I can't see any reason why it won't be at least 20-30 psf less at launch, even before discount, units at The Vale will definitely not sell as well.

hope it's ard this price too. My personal guess is ard $750-$770psf. definitely still considered attractive as compared to the selling PSFs of the various ECs in Sengkang/Punggol.
By the time Treasure Crest has finished its eapp period and launches for sale, The Vales actually has nothing much left in terms of similar sized units to compete with. Cos as of now, it is abt 58% sold. majority left now are the 2BR and the 3BR compact units. Now it's left with the last 16 units of 3BR Premium, last 4BR unit, & last 4 units of 4BR Premium only.
What are the 3 premium and 4 bedder left? Helping my friend to ask. Tks

I see no reason why Sim Lian will price that low when they can comfortably out-price Vales at 30psf less per equivalent unit and get buyers based on TC being the cheapest in the Anchorvale area. Anyone knows what the 2 plot of civic and community land on top of Tresure Crest and beside Bellewaters will be?
No updates on this as of now. Can only see from URA masterplan as it is.
