Low demand is expected. No waiver of levy.

Poor economic outlook too. 3rd EC within 50m cluster. Scarely.

U all can complain so much now but I am sure this project will still sell well.

Selling how many units consider sell well in this market?
Visionaire selling 25% with the initial launch people say good. To me this is quite poor performance as I expect 35% or more.

To me is if it can sell well like wandervale (50%) it will be a success.

Then I doubt TC will sell well given the price range now is at $735-$755. And also further delay in the launch will mean it has to face Northwave.

Just my gut feeling. No offense.

my gut feel also not well becos

EC is not PC - more criteria
need to have $
need to earn enough for loan
need to earn not too much for income ceiling
need to be SG/PR
need to stay away from Private for 30 mths
need to have family nucleus

how much of such couples is there also kena absorbed slowly but steadily liao la.

I hope absd and the loan restrictions of 60% for pc to be lifted instead. Then i can keep my tpy flat and buy pc

I believe ABSD was a measure to reduce speculation and sub-sales type of investment. Still there are loopholes that can be exploited but at least it reduced that portion of the property demand.

It seems like private property prices aren't doing too badly, so there is no hope for the government to do anything. If they want to boost the economy, then more $$ from taxation will be the first priority.

The COE example shows that when MAS relaxed the rules, premiums increased and with other aspects remaining the same, more $$ goes into the coffers, while still keeping within the principle of financial prudence.

If the government is going to change the rules, it must be a way to increase tax dollars while keeping prices stable. Any ideas how they could do this?

Well, if we had the answer to this, then the Finance Minister or Housing Minister will be out of job. LOL !!!!

Anyway, jokes aside, the government is treading very carefully on housing cause they don't want a repeat of losing a GRC. Singaporeans were so angry with skyrocketing prices of housing and no control on immigration.

I start the ball rolling 1st....My guess is ard 35%-40% sold on launch day.

I doubt they will drop from the indicative price... Did it happened on past projects b4?

$735 and $755 is a huge different for most buyer. Drop before or not I don't know but it might increase further.
So if really want to throw a number, I will say at $735 it will sell 30%. And 20% if it is selling at $755. That is provided BW and Vales did not react.
BW and Vales have been pushing their projects for the past 2 months and the sales is rather good for them. I believe these 2 projects will push some more when TC price is released. That why I ask my agent to keep me updated.
But as I say no point guessing as the price is not released.
