1) better teachers (experience/expertise)
2) schooling with 'smarter' kids - may be true but hard to verify - but parents more kiasu than those from neighborhood schools is definitely true
3) better programmes which filter down from GE branch to some regular classes (the better ones)

Sorry to intrude but would like to add one more observation on GEP school. ;)

My child is also in one of the GEP school but just main stream student.
So far i notice, he has different teacher for each subjects.
And the upper pri teachers are the same each year, meaning they only teach same level same subjects each year.

For other schools, seems like 1 teacher teaches 2 subjects in the same class, eg. Maths and Science. And the teacher switches between different level every year.

So i'm wondering is it MOE gives more teaching resources to GEP schools.

Some neighbourhood schools are also having the same system. Specialised teacher for one subject. Most primary schools r trying to transit to that system also. Not just for GEP schools only.

No offense to anyone
This is also not a thread about which system is better. Or which school is better.

Let's keep it back to the original TC discussion la.

Vales is already having discount at between 3-4%. But fewer choice. Go check with the agents there for latest pricing. Don't be tricked if they say the discount only for you.

Hello! Can share who your agent is for vales with 3-4% discount? Thanks!

abit old but worth a read, not written by property agent.

thanks for sharing!:s12:

It was reported ecs like bellewaters, amore 26% sold in may 2015.

What happens 1 yr later?

Bellewaters opposite treasure crest and amore in punggol about 90% sold.

Median psf of bellewaters, amore = about $800 psf based on ura data for latest month.

WInter and summer means when?

For simplicity, I prefer to call it Summer and Winter.

Summer is between March to September.
Winter is between September to March.

For north facing units, you will morning and afternoon sun during "Summer" in Singapore but none during "Winter". For south facing units, it's the opposite.

This has to do with the rotational axis of our Earth, its orbit around the Sun and your location on Earth. If you stay anywhere above 65°N or below 65°S, you will get periods of 24 hour days and nights during Summer and Winter respectively.

For project near TOP it will fetch higher psf as it is like DPS more 3%.
I remember in the past those balance EC unit in Punggol fetch price at $850 and higher when it is near TOP. So if now both projects you mention just slightly above $800 then it is about $50 lower. That can mean developer does not dare to up the price because they have too many units on hand. In fact these 2 projects giving discount near TOP to push the units tell you how they feel about the market.

2) I was in an elite class in school but sometimes it may be detrimental. What we learn in school may very well be the opposite of how we survive in the working world.

It's especially tough for kids that grew up in an elite environment to adjust to 9 other people when you are the odd 1 out most of the time.

elite class in neighbourhood school
or
elite class in elite school?

very different

Agree; Elite class in SAP school.

Spot on! That's why it makes a helluva difference if you choose a sunset unit in Singapore. You come back not to a home but an oven! If only we can use this heat to generate electricity.

i see. but with the above, isnt it saying both north and south facing will get west sun, just at different timing of the year? is there any way to avoid it?
