Wow. I agreed the bid is pretty high. $355 psf....slightly higher than brownstone and visionaire despite only near LRT... There are actually 16 bidders... Look like the developer still bullish about EC's prospect especially in SK and Punggol area...
Need to sell at ard 820psf. Think yck one might be a better buy. Same cui developer.

Another thread in this forum on YCK EC plot many say it is lousy location, so demand wise nobody knows. Maybe from upgraders around that area and 1st timers who wants to stay near parents.

This aggressive bidding by the developers for this Anchorvale Lane EC plot shows all very hungry for land bank, esp. developers who are also contractors. I am very surprised at the price they are willing to pay for this plot, maybe thinking they can emulate the success of Treasure Crest. At an average of $820 psf, I can't forsee it achieving the same success rate as Treasure Crest which was able to price it attractively for many stacks. Bearing in mind that most EC buyers are budget conscious due to the limits imposed on financing.

Since TC have sold 88% when do u think they will TOP ? cause what stated on the book was Q1 2019.

I saw despite the vales is not selling as well as TC they manage to completed it in 2nd Quarter 2017 instead of August 2018.

They have yet to complete and not yet TOP... Different developer also... Anyway I believe it'll be slightly earlier...

Yes and no, it depend how fast the foundation is completed, sometimes the top soil is soft while the deeper soil is rock, this will delay the foundation completion.

Anyway, as a guide, it take 2 to 3 weeks(usually 3) to complete a storey/level. Since now foundation is done, we can calculate roughly how much balance time they will need.

If 4 storey is done and left 11 storey, then estimated time will be around 11x3 or 33 weeks.

The interior and exterior usually take about same time but they usually go in concurrent after half is build, so we add roughly another 15 level x 2 (usually faster depending if they are efficient) or about 30 weeks

So total take another 63 weeks or faster to complete.
One year = 54 weeks therefore about 1 year 3 months or faster or slower depending on their coordination.

Now is Sept 2016, there is a chance it TOP before next year end since the builder is experience in building condo.

I bought a unit too, hope to move in asap....lol

Last 19 units available for sale!
Remaining units are all 3BR premium units (2nd to 5th storey)!

On another note, I am having some problems with the law firm my agent recommended me to. May I ask if anyone else have experience with changing law firms midway through the process? I am concerned because the dateline I need to submit all my cheque and stuff is 19 Oct and I do not know how long the process to change lawyers will take...

U using cpf to pay the 15%?
Base on my experience, usually the legal paperwork process relatively fast. The time consuming part is the cpf. Getting cpf broad to relase $ from your oa.
So if that's not done on time, developer will generally charge u daily interest until receive the $ from your cpf

It's just that the law firm screwed up and couldn't tell me the sum of the excess to be paid via cheque, so much so that I missed the cheque dateline. After much haggling with them they managed to get the developer's law firm to extend my payment dateline.

Unfortunately it's been close to a week and there is still no news from my agent or the law firm. So getting kinda worried. Also this firm had been making a lot of errors in the paper work previously so much so that we needed several revisions when signing the S&P. So I am really afraid they screwed it up again.

Hi Bro, I've pm u the name of the law firm. Was hoping to try to resolve this first without putting their name public for now. Although I seriously will never recommend their services (maybe recommend only to my enemies haha).

so like what i mentioned before, about 2 weeks for a floor/storey
at this speed, another 12 weeks(Around mid Jan to early Feb) can complete all the balance 6 floor, then wait for another 6 mths(3rd quarter 2017) can top, assuming nothing goes wrong...touch wood

hope to move in asap
