I think the demand is still very strong. Otherwise how to explain Linq almost selling out on day 1. I can’t believe this when I heard it. There may be reasons for a dip in Oct. If I’m not wrong, there were no big launches in October? Penrose contributed to much of Sep sales? I think if a big launch appears in a good location, the numbers will jump again.

Likely to continue like this for many months :s13: Previously some agents tried to tell me that re-issuing of OTP will not impact much.

Now I'm waiting for them to spin new story to me

The story in the article is knee-jerk reaction

Ms Christine Sun, OrangeTee & Tie’s head of research and consultancy, said the new OTP curbs caused a knee-jerk reaction that resulted in a temporary fall in sales volume.

“As the property market is highly sentiment driven, the pull-back in housing demand is unsurprising. Some buyers could be waiting on the sidelines, hoping that developers will moderate prices in response to the sales decline,” she said.

HDBs also go up up up and away!
No $$ but need big space, then go CCK BTO, or squeeze smaller pigeon hole.

Sinkies deserve the most expensive public housing in the world :D

BTO won’t rise much
Resale also won’t rise much
There’s always a supply demand balance

Rise liao. Around my area, BTOs went from $325k to nearly $400k for 5 rm flats over 10 years. 23% increase.

Starting pay for salaries also don't rise so fast.

Ah gong already say before BTO prices cannot be based on market forces (it previously did, that's why the first massive rise).

Every other thing doubled price in 15 yrs
So BTO still lacks behind by a big gap

In the same 10yrs my salary tripled so BTO is still the best housing option for sinkies lar

BTOs majority reserved for new couples mah.

So starting salary should be a better gauge. The best housing option is getting overly expensive that ah gong needs to step in with grants liao

People see what they want to believe, that's the funny thing about data and sentiment right 😂

Anyway, I believe market demand still strong, because u need to look at combination of factors including resale volume and as u pointed out new launch. I do think sentiment is shifting to resale and properties closer to TOP because now buyer have to buy/sell in short time frame to avoid absd and many ppl would likely avoid rental

How come no one mention future GST rise will cause further price increases? Even if we don’t need to pay GST on property purchase, the cost to build & market will translate to higher base prices. Even buy old resale property, the agent’s commission will also incur higher GST charge. So both private and HDB prices will rise even without anyone doing anything.

Increase in GST, raw materials, manpower cost would definitely be the “hidden” cost leading to further increase in property prices but these would be those cost that are more subtle and less explicit. It is like inflation.

BTO is "good".
But getting very expensive.

Ah gong discouraging people to get 2nd BTO with high resale levy and higher priced BTO. If first time buy, buy too small or buy wrongly, too bad liao.

Yay, EC new launches slowly rise to $1.4k psf and eventually $1.8k psf, same as SKG. :s12:

HDB BTOs for Punggol can slowly rise to $500k ~ $600k for 5-rm!

increase difficulty for 2nd timer to get BTO
make sure every couple get 1 BTO only
Sell off can upgrade to EC at most

Sell off upgrade to EC, up EC price, up resale levy, make sure most people cannot retire young.

Must make most couples be dual income for the sake of SG economy because SG not enough people. Children can throw to childcare, student care, after school care, schools, grandparents, maids. Don't need to see them or take care of them. Just go and work and be a contributing member of the working population. Like an ant in an ant colony.

No, there's nothing wrong with it. Don't think, don't stop and think. Just go work. It is expected of everyone, nothing wrong. Retire? Don't think of it. 65 years old first.

yup, be a good ideal sinkie.

Even if retrenched at 50 to 60, still can find work.
Lots of security guards and cleaners job open and not enough people to fill the vacancies.
