Yeah, the property market is fueled by the low interest rates environment. Not just the low mortgage rates, but the pathetic savings and FD interest rates have also caused people to spend their savings to buy expensive property, resulting in rising property prices.

Khaw Boon Wan said 7 years ago that low interest rates won't last forever, but until now the low interest rates is still around.

September has 68 bounced units transacted.

and out of this 68 bounced unit,

17 resold as 0%
8 resold as loses.
43 resold as PROFIT!!!! omg...

I am impressed w this “Florence Residences” when it first started its sales were poor suddenly it’s so popular w so many rounds of price increased. Those who buy day one really huat, even w those critics. Bounced out unit in 1year profit 144k..

Once enter 2nd hand resale market and without developer pricing power, more likely than not, all record losses. :s22:

Lower interest rate is to stay. It’s tagged to SIBOR and linked to fed rate. Interest rate is out of our govt control.

LTV is a good way to curb excessive risk taking. It requires risk taker to put up sufficient collateral.

However, it has a complicated downstream impact. Developers will have difficulty selling. More jobs at stake. Construction, brokering, banking would be at risk. It’s has a spiraling deflationary pressure and probably not welcomed at this point of time.

Once florence is built-up, people will see how hdb-like it is and inferior when compared to the cheaper riverfront. These buyers need very strong holding power in order to see appreciation 15 years later.

I also think ah khaw is gong jiao wei, after he said these 7 years ago, property prices have shot up, even HDB's bto prices have gone up.

Prices have shot up since 2013? Really? Wasn't 2013 to 2017 a downturn for markets.

Sinkies so easily get their facts wrong, no wonder new launch property so "hot" now. Huat to developers!

Your chart is just for private property and doesn't tell the whole story. The high end CCR prices have dropped a lot but the lower end OCR prices have gone up a lot, also private property prices are affected by the govt's CMs.

If you look at EC prices between 7 years ago and now it has shot up, HDB resale prices have also gone up.

My chart certainly tells the whole story. Perhaps you may wish to pull out some charts for the OCR market because resales in OCR don't seem to have moved much since 2013 based on some projects which I have been monitoring... still flattish.

There is partial truth to this, some resale OCR esp LH seem to be flattish since 2013, FH resale OCR paints a different pic.

Take a look for e.g. at Goldenhill Park Condo (bear Lorong Chuan MRT FH) from 12xxpsf in 2013 to 15xxpsf presently.

New launch OCR have definitely shot up, many e.g. Kingsford Waterbay, Minton, High Park Residences, Panorama

Well this PPI chart is from data.gov.sg, if you look at the OCR (orange line), it has gone up a lot.

Shot up? Please do not exaggerate... Many newbies here easily excited by such comments.

Less minton, the others are pretty much very recently completed new launches sold during the 2013-2017 downturn... of course they have "shot up".

And it will be good if you can furnish us with transaction records like Mr 1993newbie. If not, it may well be fake news. I have exposed you writing incorrect and misleading information countless times. :s22::s22::s22:
