Why aren’t government doing anything about the crazy hdb prices?

HDB flat is still considered very cheap, you can get a 5 room flat in Sengkang for around $620,000.
1970-1980s= 5room was $27,000 Ghimoh,Commonwealth,Holland= all CENTRAL+very BIG units. Now shrunk to mickey-mouse shoebox birdcage Sengkang LONG-KANG=exceed $HALF-MILLION is insane. Couple 2pax work forever infinity years to clear mortage loan. No need raise kid? Age1 Baby until NS/ Uni age25? Dont raise 2nd/3rd kid? No need save for RETIREMENT? No wonder TFR 0.97. Sgp's imminent EXTINCTION is faster than dinosaurs as 1-2gens will HALVE at 0.97 TFR.

Gov is like a circus juggler. They have to balance the needs and interests of all sides.

Like how? For public housing, it looks like only 1 group is taken care of and the other group is left to die leh.

Older gen:
Flats fully paid up decades ago because it was so much more affordable then.
Retirement fund not locked up in their homes because fully paid up earlier and flats prices werent ridiculous then.
Can stay in their original homes through retirement if they wish to.

Younger/current gen:
Many still struggling to achieve homeownership. There are multiple obstacles faced by them. Some struggling to win BTO lottery, Some delaying family formation because of the long wait to get a flat. Those who can't BTO flats face huge financial burden by buying resale.
Retirement funds locked up with the property and can only be freed up by selling/downgrading. Many would not have the same luxury as older gen to stay in their original homes.

Actually PAP agenda is to squeeze many more onto the island. Today got 6m population. If PAP build big big hdb, and maybe build another 1m big big hdb for these 6m population, there will be no land space to build more flats for further foreign influx.

thats why hdb 99 years
they can demolish older hdb and build taller hdb for higher population

If you use “everyone”
which means even unemployed or grab or food delivery warrior
must be able to afford a
5 room hdb at prime area
before you conclude hdb is affordable
then isn’t there nothing much to discuss here
I use everyone because not everyone own a 99 years lease hdb flat or sth better. I didn't say it must be at prime location.

Even those who are owning one now may not be having a great time.

Also affordability by HDB term is only at when you buy purchase it not whether you afford to retire comfortably after the loan is served.

For the sake of the younger adults, policies need to change.
Cannot remain as-is or a little bit tweak here and there.
It requires a major haul of the public housing policies, unlike the removal of the SA in CPF that does not benefit citizens.
Remember, policies can only can be change in a parliamentary settings by them, not us.
So in reality, we have only 1 chance every 5 years on our part.
We cannot continue to kpkb until eternity.

Please build more HDB flats rather than condos or private housing if really land is a limited resource then.
Citizens NEEDS housing and public housing is supposed to be affordable wheareas, condos and private housing are WANTS.
Stop or limit new condo launches then and build more public housing instead of playing with market forces or supply and demand excuses.

This is quite a dumb take on the situation.

Fact is previous gen could afford their flats through single income. Blue collar income even.

Currently, most households require dual income with longer loan tenure to purchase a smaller flat, with a longer wait time and much more restrictions.

Have to be quite daft to not know that it is very much more expensive now.
and then we have the older generation wanting to kick their adult children out to earn rental income
nothing wrong with that, it is afterall their property which they paid for. but they do not know how extremely expensive flats have become and how people are now struggling to be able to pay it off.

This is a usual claim from those who have a narrow perspective (a.k.a. daft). But I'll just share some tidbits to add some perspective to how land scarce Sg is.

Size of 26 Ridout Road alone is 23,164 sqm or almost 19 olympic sized swimming pools (23164 / 1,250 = 18.53).

There are about 500 black-and-white houses in singapore according to SLA (https://www.sla.gov.sg/qql/slot/u14...ew-community-outreach-engagement-page-01.html)
