yes I find property investing not for me because of the effort needed and furthermore rental income will push me to the next tax bracket, not to mention ABSD.

Buy and sell stock is the best for me when it comes to little effort and good tax regime.

But it seems for the top 20% of households, property investing is still a favoured method of wealth accumulation (despite the income tax payable on rent)
Maybe the younger gen prefer equity investment nowadays?
Those current top 20% could be nearing retirement or retired liao

Yes, I can see your point now.

For my relatives, the situation is similar, most are property heavy too - just like the MOF study.

- one uncle got rich because of an EC in Bishan in early '00
- one auntie got shop house and 1 condo for couple and 2 condos for 2 children
- one far auntie sold a private apartment in prime area around 10 years ago
- one far grand uncle on my wife side is an entrepreneur and owns 3 semi-d - perhaps net worth 10s of M?

These're my real life stories. I think property rich is the norm in Singapore, it instills perseverance, grit and discipline in long-term planning and saving.

Frankly speaking, a significant portion of the individual stock dabblers I know are active traders who do not have good results. They simply could not sit still and let capitalism does its work!

LOL!
but those stories u mentioned, 3 of them are like quite long ago. Since then many cooling measures and restrictions have been implemented, and it is not as easy to make from property now as compared to in the '00s.

the only bao jiak from property is to buy BTO at a subsidized price and flip after MOP, but even that is now getting harder with the Plus and Prime classification.

All got rich in a different era when Singapore jump from third world to first world. Since 1995, the property index have 2.5x, compounded growth at 3.3% only. You need to leverage 3x to get a decent returns. You really need to pick a correct property to get above average returns. Even fresh grads salary have 2.5x over that 30 years and STI index are doing much better than that after factoring in dividends. It is definitely not a walk in the park trying to make money from property over the past 3 decades, you are using the rental to cover the loan interest while leveraging 3x and hope inflation push up the property price. Now with ABSD, government is trying to discourage property speculation and most of those like me 45 and below didn't even get a chance to make a pot of gold from property.

Yup, I am one of those that don't view the home I live in as 'investment' and don't factor it into my retirement calculations.

Any additional property I buy will be an 'investment' and subject to ABSD and income tax for rental income.

I don't view property as investment but as an inflation hedge, my target is to hold one third of my net worth in property.

Property tax which is tiered will be a killer going forward as well

It has nothing to do with what you've paid.

To add home equity to your networth just subtract outstanding mortgage from market value of the property, your home equity could be 1m even if you have only paid 100k.
Thanks , which technically I take the explanation for the contribution of the property to net worth as the Fair Value of the property less outstanding loan

Yup, I have similar thoughts too. Foresee property and rental income tax inching up in the coming years. Probably another GST hike within the next 10-15years. Time to plan and stay ahead of the curve.

Pf has a good start for 2026. Liquid networth also ATH as another million was accumulated in a very short time compare to the first million which probably take a decade or more. However, I will be without a paycheck after September. I am expecting accumulating phase to be over by then and a 100% spend down of any investment return.

Property investment requires Gut (to take loan) and Patience (to deal with agents and tenants) and Perseverance (to maintain the property over 20-30years)
I dare to borrow, but sadly, the banks dont have too much guts to lend me more 🫠😬

I'm happy with my return YTD. Like I mentioned elsewhere, I have lost US$41k in NVO which has dragged down my total return, but 5% is still six figure profit, can't really complain.
Your portfolio must be very big
