I think this need context. The Linq was launched before price shoot up. Also it looks like 8@BT and TRR gonna TOP about the same time. Given TRR is bigger with more facilities with direct access to shopping mall, both are 99 leasehold, I would pay -200 psf for 8@BT.
15% equates -400psf lolol

Check D15 FH boutique projects….prices like 30% cheaper than nearby FH bigger projects lolol

Dude.. I was not replying to you. Anway 200 or 400 psf, like you said only time will tell. But assuming they are both built up, I am not gonna to pay 400 more for TRR than 8@bt

I think 200-300psf even out boutique FH vs integrated project.
If Linq is a proper project around 500units….then prices would be similar upon TOP.

Lets see their resale performance in future
Linq sub-sale alr hit 29xx psf.
since linq is boutique (negative trait), but FH (positive trait)
and RR is integrated (positive trait), but LH (negative trait)
should they be roughly same psf in that case?

i agree with you context is very important.

to remove the noise, my view is that property should be compared using the latest comps, instead of talking
about launch prices more than 1 year ago.

since there are no RR sub-sale, better to compare againt current 2024 prices of Linq (with appropriate premiums/discounts), or other surrounding condos which are further from MRT (with appropriate discounts)

I understand that Bt sembawang have their own sales team as well and i also understand that the preview for these group of clients who registered with Bt sembawang directly gets to preview the project today instead of tomorrow (general public preview date).
What i do not know is whether if you decide to buy directly with Bt sembawang sales team, do you get priority?

Integrated +15% so overall RR should command +15%
*u shdnt -15% for RR being LH since already factored in FH +15% for Linq :ROFLMAO:

Nowadays in the resale market, FH boutique did quite poorly.
15% margin might not be sufficient

LH boutique is the worst combi

At least FH boutique projects have a niche group of diehard FH fans

I doubt RR is +15% over Linq. i.e. +15% over 2800 psf (median Linq subsale) is 3220 psf. quite unbelievable.

Thats why there are some boutique projects launch in 2012-2013 barely breakeven today or make sad annualised cap gain of 1% or less

wah lau…..Linq recent sales majority mickey mouse units

Shytty cui project meant for mickey family whahahaha

The linq is a small development but not boutique. The linq comes with full condo facilities less tennis court. I am not sure if you are using the right benchmark to compare..

I see the site plan and floor plans triple confirmed it is a typical cui mickey mouse project only investors will buy

quite easy to differentiate …..tennis court is not a good indicator.

50m pool is a better indicator.

the convenience of living connected next the beauty world mrt (with all the amenities and schools) cannot be compared to the signature park location. that's too deep in.

I did a quite check on RR transactions....Smaller units 4xx to 6xx sqft purchased at 23xx to 26xxpsf....

Let say they can hit 3k psf upon TOP, then mickey mouse Linq similar sized units prolly worth 2800psf (high flr) which is today's subsale price

i think 3k psf for RR in 2028 (TOP) is fair, based on how prices are moving in the area.

forgot to mention that I think RR and Linq should roughly be at the same psf. that's where my opinion differs from you.
