Biggest issue with their price comparison in the video is they are not even comparing like for like. Some of the prices listed for other projects are clearly the highest end of the price range (PR8), whereas some I suspect are the median price range transacted.

Like every project, Antares does have its merits (MRT) and demerits (longkang), which should be open for an honest discussion. But what they have employed in presenting the comparison is a cheap trick to play on buyer FOMO.
Hehe agree. Antares do have it’s merits like near to mrt and hawker and located in RCR. But it do have some minus points like the surrounding vibes and the mrt line is not one of those that’s most accessible.
And to have a clearer comparison, it should compare to D14 projects like PPR resale transaction or PE, penrose. Compare PR8 that few case studies that hits above 2kpsf is really a desperate sales move :o

Indeed, if not every project can sell. There were transactions at Midtown Modern above $4000psf too, can use that to sell One Bernam, half the psf only but not selling well.. :)

A number of pple says don’t use that few case studies who bought PR8 at 2kpsf to gauge the market. Now u know what I mean? The agents r using it more aggressively than any others :o
Unfortunately this method works very well. Some buyers who don’t have an interest in properties have no clue abt Penrose & PPR, Parc Esta, Bedok Residence find it a turn off to do so many technical comparison. They just want to feel good & buy.

Parc Esta still has four unsold units, lower psf than Antares if I’m right, but think buyers no longer look at it due to it being ground floor units, lack of marketing and hype.

Park Place Residence (integrated dev) has resale prices are similar to Antares too but somehow not getting attention.

The power of marketing speaks volume.

Is there high ceiling for the ground floor units ? If not, could be really difficult to exit. Nowadays, many developers dont even do ground floor units like NP & Parc Clematis.

And I think these ground floor units face the busy parallel roads :o

Nope, don’t think got high ceiling but remaining units all inward facing to lagoon pool. But lack of hype. So I think Antares getting better response. :)

Personally, i wont buy cos lack privacy & potentially noisy with many kids playing etc.

Neither would I, personal preference of high floor units :) but some are in favour of inward pool facing and ground floor units, so just giving some options.

Objectively, Yishun not bad leh, got Northpoint quite a big Heartland Mall, Chongpang there gg to have major renovation if I recall, less than 30 mins direct MRT can reach Orchard, many buses at the bus interchange some of which express bus can take u from point A to B in less than 45 mins.

The price of North Park Residences now is also decent compared to other OCR new launch $15xx-$16xxpsf. Jus wonder between the OCR integrated projects, North Park Residences ($15-16xxpsf), SKgrand ($17xxpsf), Pasir Ris 8 ($15-16xxpsf), which would one choose.
Bedok residences for me!

probably cos Antares still has more units left for selection (arnd 50 left), buyers have a wider variety of units to consider compared to PE ground floor.

went to both showflats before. honestly the Antares showflat ID is pretty lacklustre. Poor placement of dining table, living room put a sofa but wall in front no tv???

I been to both too, IMO Parc Esta one appears a lot better in terms of quality of finishing, not sure ur opinion.

Don’t worry too much abt the ID. Most of it are not included in the actual unit anyway. Price, Location of the project & whether u like the facilities / layout / architecture matters more imo

In contrary, I feel ID is a first impression, it tells u how much effort the developer is undertaking to sell the project. If the ID cmi, the credibility of that project may also be at stake.

of cos, architecture, layout, facilities and included fixtures are more impt.

Wah! Don’t play play! According to them, Antares is nearer to Mattar MRT than Woodleigh Residences is to Woodleigh MRT. And as usual, bringing up PR8’s 2116 psf to show the value buy of Antares. Looking at RCR new launches current pricing, first mover advantage at Mattar and HDB upgrader demand, they feel Antares is significantly undervalued!

seriously Antares and PR8 are both medium poon
i personally feel Antares is slightly better than PR8

Of course of course. Well i think the developers do have reputation la. Just that the ID and showflat quite obvious low effort, and also what abovementioned on miserly comm. Seems to me that their marketing quite low budget.

this may be why the units selling slow for the past year, notwithstanding the longkang of course. Otherwise with its 1min proximity to an MRT, even if is Mattar and ppl consider ulu it should still sell faster.
