Despite being an RCR selling at OCR price, but not quite reflecting the popularity among buyers to buy the bigger units and set up a family there. :(

Cos right beside expressway ? I wouldn’t want to set up family here cos of proximity to Geylang.

Smaller units very attractive for investors. N almost all snapped up on launch day.

I think two factors can explain how Antares caught up at least in terms of % sold. No doubt Penrose has sold more quantity of units.

1) price increase since PR8 - suspect Penrose increased its psf prices more than Antares, at least in terms of % marginally which then diminishes the attractiveness of Penrose. If at a slightly higher price, can avoid living besides expressway and 1min to MRT buyers will think long and hard.

2) 3 BR for antares have dual key concept. Provides flexibility for buyers compared to Penrose which is a normal 3BR.

Good analysis sharing. (y)
Better than just making sweeping statement without in-depth/2nd level thinking.

One near landed and hawker, the other near expressway and industrial park. :(
Antares nearer mrt also.
plus expresswayinvestor40 didn’t buy enough units to hit 100% sell out. :(

How do we mitigate the challenges linked to economic disparities between and within neighbourhoods?

Across neighbourhoods, there are policies to ensure that there is a healthy mix of residents from diverse background, like the co-location of rental and the bigger HDB units. There is also considerable attention to provide a wide range of quality amenities in various corners of the island.
