Based on the table I saw, most probably only a handful of units near 2.200 psf, seems like will be sold around 2300 to 2400

Maybe those low floor facing MRT :o
They pulled the same **** with one North at Eden.

Market at 1800psf, but those are the facing afternoon sun, lowest floor units where bathroom no window, and one level up is 100k++ more, end up most units traded around 2k+ psf.

But not that close to mrt so don't think it's a concern?

Yea perhaps not as affected as Rochester… but the same units facing the MRT will also face the main road so…. :o

Are you submitting ? This may potentially gain big if NP sub-sales can also achieve similar prices of 21xx to 23xx psf.

I’m looking at 2+S. A few factors to consider
1) developer - I know the developer quite CMI
2) layout - not the best layout
3) entry price - if Q number is good and if it’s 21xx-22xxpsf, quite hard to resist. Lol 😂

But I know this project is targeting mostly investor, rental play.

I would like to ask the developer - Why no 2b2b dumbell & 2+S dumbell since mainly for investors ? And why no 900sqft 3b compact ?

I think developer didn't do homework well. Nearby Normanton Park's best selling layout is 2b2b dumbell 657 sqft. It is so popular that even ballot number 1 has no chance of getting it. ALL snapped up by agents.

I am surprised that brand conscious Singaporeans will go for these Chinese developments. Such a big ticket item. Maybe just flippers who do not intend to own stay?

(1) and (2) are my worries too… i think the developer also knows, that’s why they are supposed to be “priced to sell” (read this quoted from the developer some time ago) 🤣

One more worrying factor is it’s a small size project, I hate small size project with high MCST and limited facilities, 😁

Four days later, the company’s Managing Director, Lim Yew Soon, wrote an e-mail to the condo’s buyers, saying: “We can understand the concerns of the purchasers of La Fiesta after learning of what happened in Trivelis. We would like to assure you that we will learn from the lessons in Trivelis and not let history repeat itself in La Fiesta.”
