looks like this one is priced much better and also in a good position vs the others with more supply?

i am positive about all projects, only the price makes me not positive.

ONE was fully sold around 21xxpsf.

TS say launch price 22xx psf, newer than ONE, nearer to mrt, high demand low supply area (second last plot), why not?

(This is RCR, if you compare with Lentor ulu (OCR and oversupply area) launched last year avg 21xx psf, which one will you choose if you can accept any area?)

Actually the way you describe sounds like almost a sure win lol… the pricing i mean since its against a recent launch in the same area. Compared to the pricing of the other launches.. especially compared to lentor… lol

then again… people can pay up to 2500 for lentor but why they dont buy TG at 2400-2500 (3br)

It’s a very attractive price, but assuming that developer has the usual per floor increments.

It is up to developer discretion, but the lowest price could be for the lowest level unit, and then there is a very big increment for the next level and also large increments for every floor.

Let’s wait and see. This could be the top seller on launch day for 2023 🎉

with the benefits of hindsight, I m sure he regretted his decision.
my ballot number was 1000++ and when my turn to queue left level 13,14 and the highest 15 for the stack that I wanted.( I told my agent if level 11 and 12 also sold then I will walk away as I din like 13 and 14). there was about 3-4 grps g buyers still in front of me but I decided to leave.. still quite regret this decision to walk away..

Haven’t catch up with my friend for a long time. If he had bought another profitable new launch immediately after that (eg NP, Ki, TAT, DFR), he may not have regretted it 😊

ONE sure can get a very good rental yield. But I’m not too sure if it can outperform Np if we compare the overal returns 10years later. I’m in the camp that believes mega launch outperform boutique over the long run 😊 Will be a very good case study 10 years later !

just one word of advice for anyone who wants to participate in new launch, need a very cool head.

it does not matter whatever developer wants to sell
it does not matter what buyers are willing to pay for or if they are snatching up the units or declining to turn up to buy.

what matters is if the price is good enough for someone like me to enter so that I can exit comfortably with not much risk and make some money. My stance is the same, I cannot afford to lose money.

i don’t care if others lose their pants…I have look around for resale before and some sellers willing to sell below buying price because they need to exit and don’t mind losing money and have tons in the bank (but not me)
people like to jump off the cliff does not mean I have to follow

Because last year supply was Low. Not much choices. Every project easily above 75% to 90% sold within a day.
This year new launches supply is high.

I don’t think got anymore bounce out unit in TG Liao.
Anyway TG is an old product now, let’s move on to other newer product, 😁
Loll maybe ppl bounced after seeing blossom or continuum leh since still within 5 weeks from last sat bookin day of tg

It is a requirement according to the URA tender document:

one-north is envisioned to be fenceless estate with a high degree of visual and physical porosity intended within the public realm of each development. The use of fences or boundary walls fronting the public realm, at all sides of the development i.e. the public covered walkway and linkway, Public Plazas and Landscape Zones, shall not be allowed.

The whole One North master plan was designed by Zaha Hadid… think the whole area needs to follow the same concept… iirc One North Residence also can just walk in de

they even need to provide 5 carpark lots servicing users to One North Park :s22:

I thought most of the mixed use projects (residential with commercial 1st storey) have no fencing on the 1st storey? Like Lentor modern, open access for retail component
