Just heard their ad on radio. Owners can staycation in their own backyard year round without leaving Singapore.

Like that travel agents all no way to recover liao.

If I have deep pockets I may not mind splurging on a unit there, saw online video of the showflat it’s simply splendid. Literally a 🏆 asset.

Definitely it's a swee asset to own.
I am already willing to part my money for a 2nd property within the same vicinity within 1 year of my previous purchase, provided the CHP price is just right and not insane price. LOL 🥕

Do u guys feel starting at 1.16mil for CHP one bedder still got meat?
I think there’s better chance of making profit if to spend this amount on Clavon 2 bedder instead if can turn back time :(

###

One Brother say hor
If buy new, can show off as trophy
If resale, many hands touched and some even drank champagne from the cup, no longer feels like trophy

I don't know, but definitely the margin of safety is not there and it become more risky looking at the psf and quantum though I like the CHP project.
Maybe Landmark could be a better investment at <2k psf if can turn back the clock? LOL

If intend to set up family, I would buy Clavon 2b2b for $1.16m, but if YOLO I buy CHP one bedder..

I see Clavon 2b2b having a safe exit in 5 years ~ $1.28-$1.3m but CHP maybe still $1.16m, but YOLO wld be different!

Indicative price (estimate):
1-Bedroom (409sf - 463sf) from $1.16m, >$2836 psf
1+Study 474sf - 560sf from $1.29m, > $2721 psf
2+Study / 2+Ensuite Study / 2-Bedroom (732sf - 883sf) from $2.16m, >$2950 psf
2 Bedroom units are from Level 25 onward.

3-Bedroom (893sf - 1259sf) from $2.75m, >$3079 psf
3-Bedroom Premium (1313sf) $3.72m, > $2833 psf
4 Bedroom Premium f (1755sf - 1959sf) from $5.22m, >$2974 psf
5-Bedroom Premium (2788sf) from $8.1m (from Level 25 onward), >$2905 psf

The 2 bedder price seem like close to Landmark (park facing) and OPB comparing same floor at 25th level (depends on facing).

However, the "From price..." could be the bait, the rest could be even priced higher given this is a trophy development.

To achieve 2.5% yield on the $2.2m unit, one would need monthly rental of $5k (including ~$500 MCST) :o Of course, good luck to the higher floor units :o

Not sure if this math is attractive? :o

Bro, this is a trophy development. Why rent? Buy and stay for the rich.
Can't rent out? Let it be vacant. LOL :ROFLMAO:
