Let’s make a comparison:

One bedder at Landmark on 20th floor 495sqf 2295psf $1.14m vs another one bedder at One Bernam on 23rd floor 441sqf 2850psf $1.257m..

Both transacted recently...which is better,I thought it’s pretty obvious.

Interesting! Think you were comparing:

Landmark
#20-05; 495sf; $2295psf; $1.138m
Transaction: 1/8/21

One Bernam
#23-03; 441sf; $2850psf; $1.257m
Transaction: 7/10/21

For a closer comparison, added one more
One Bernam (closer txn date, size)
#16-05; 463sf; $2698psf; $1.249m
Transaction: 13/08/21

Some potential factors/considerations could be:
- LM stack 05 faces expressway, OB stack 03 & 05 faces a smaller artery road
- OB floor area does not incl. balcony, while LM has balcony
- LM has better facilities, OB has better amenities
- Both layouts are squarish/regular
- LM is next to a park, OB is next to mall
- OB is nearer to MRT and tenant pool (ie office)
- OB is positioned slightly more premium (ie better choice of fitting & finishing)

A ~$100k difference in quantum is actually close enough, and would come down to subjective preference. :D

Unless, like some bro here interested to buy Landmarks, but wife doesn't like the surroundings?
Government better quickly expedite the en-blocked over Landmarks surrounding quickly. :)

Yeah, there could be CHP spill over effect
If en-block is on the card, will price adjust upwards again?

Doesn't make any logic sense why sale slow. LOL
I actually have to suggest to my agent to bring us to Landmark. He abit surprised at that and first thing he say is location not as good as OPB. Dev must have not dangled enough carrot judging by his reaction.

Looks like what some brothers and I suspected is true. Landmarks developer didn't dangle enough commission.

Correct me if I am wrong, it is a real problem in Singapore, where there are only the big 4 property agencies, possibility making them only hungry for projects with higher commissions, resulting we as the consumer at a disadvantage position? Monopoly...

Landmarks park facing at high level will not loose to OPC high level. Just to highligh, LM is nearer to CHP, Robertson Quay, Singapore river, hawker centre & amenities as compared to OPB (It got MRT station next to it).
Anyway there is a comparison at Stacked-home.

I visited the showflat on the first day of launch. Indeed there were tons of people queuing to view and all. I’m not the one buying la but just there to give opinions. My thoughts were: super grand or maybe I sua ku. I’ve never been to a show flat that’s two stories with the model on the first floor and the show units on the second so that was impressive.

They only have the show units from 1+study onwards. Many were queuing for that as well as the 2br+study(800+ sqft). Appliances are from Miele. Layout wise I think quite ok, squarish, and very similar to other new launches I’ve seen la nothing super special. I wished they had the 1br unit to view though to have a rough sensing of the size (I heard no balcony).

I guess it’s like…is it worth that price for such a small unit even though it’s a mixed development? Rental yield agent say easily 3-3.5% then I’m like, isn’t that achievable in other developments too? Then why pay this premium lol probably like what u all say, trophy house loh

Buy for own stay still ok. But if you're hoping to rent to expat or waiting for capital appreciation then think twice, esp with cooling measures on the horizon.

Buy CHP is not about looking for cap appreciation.

Lose money just secretly cry inside but at least when u walk inside the condo, u walk also got wind. :(

b. 3-Bedroom Premium (1313sf) facing the MBS and Fort Canning hill from level 4 to 23, > $2833 psf
c. Block 1 stack 1 is the 4 bedder facing the Singapore River
d. 3 bedder, is park facing from level 25 to 39, >$3079 psf

The guideline from $2,7xx should be the 4th level(starting unit floor) inner facing to the blocks.
You should be able to guess the overall average psf for this project.
My thinking, average unit facing the MBS is likely >$3,5xx and average overall psf is easily over >$3,xxx.

If CHP sale is good, likely the spillover effect of appreciate to surroundings psf, inclusive to LM and OPB is there. I might be bias , as I have vested interest nearby. LOL

CHP buyers must have very deep pocket similar to South Beach Residence. Likely can retain value but cap appreciation less likely. For sure, step in got wind especially high floor units.

Can ah, anyway he lose licence not my problem.. I have no idea he renews every year for what having only close 1-2 deal a year…

on top of that the loan broker is a friend who gives us referral like 0.045% I think? Last I had a friend parent bought landed for 6 mil, down 2.5 mil and loan remaining, I received around $3500 for that loan referral. 0% Comm. You really want I pm you his number.
