He forgot to add another line, by "its premium (carrot) price point.
I hope they sell very well. LOL

yah.. think they dare to charge a premium with the added desirable attributes of the development.. like nothing to pick on except the price.. indeed a trophy asset collection..

the private lift is that entire stack share one? Like that isnt meyer house where each unit has its own private lift more atas?

For a almost similar price for 2 bedder, is Cairnhill 16 with private lift and freehold status a better choice?

Hi, just curious. Why do you say CHP is not for capital appreciation? I thought it's one of a kind around the area.

Buy CHP is not about looking for cap appreciation.

Lose money just secretly cry inside but at least when u walk inside the condo, u walk also got wind. :(

If you buy at 3.2k psf, you need the next 🥕 to buy at 3.5k psf minimally :o

You nay pay 3.2k psf because this is a cool new launch, but will your next buyer pay 3.5k psf for a resale trophy? :o

Noticed there’s always a cap gain limitation of a project once it’s priced near 3kpsf or above. This has been a common trend in many CCR/RCR projects despite how good the locale is. Coz in resale, ur targetted audience pool gets smaller, plus this CHP is more of an investment unit rather than self stay unit. :o
your future buyers will likely be investors, not home stayers.

The one bedder agent say 3.5% rental yield easily, counted assuming unit $1.2m should be able to rent $3500-3700/month, not taking into acc maintenance fees and other miscellaneous, wonder if that is decent?

I thought diff about $300k upwards based on the size and assuming $28xxpsf and the placement of the study is opposite the kitchen don’t seem so ideal. My guess is the one bedder will sell out first.

One bedder starts from 1.16mil
One plus study starts from 1.29mil

The study room is useless. Next to the kitchen. Study or smell food? LOL
Use for storage better. LOL
