Just go try your luck for the 2br. Worst case scenario you rent it out for 20-35 years before they en-bloc the place to redevelop. Its location along the river is still one of the best, and most other property down river are conservation building except for The Riverwalk and High Street Centre, But these dont have the advantage of a professionally managed shopping centre nor direct MRT connection.

Anyway once things settle down and life returns to Clark Quay lots of impressionable people will view Canninghill piers as a goal la. They will exclaim to their peers inbetween drinks "I'll definately buy a place there and jio you all over before we party!!' and also like Orchard road one of a more desirable place to stay for expats.

And since i wont be getting a place there feel free to use this line - "You know......my place is very close by. We can walk over and have a drink. The View from my place is beautiful....like you..." ;)
Consider to stay near the CHP and admire the facade design from other building. LOL :p :ROFLMAO:

Perhaps let me explain my rationale in having interest in this project.

Several reasons in point form:
- Assuming 1 and 2 bedders are priced below $2.9k psf, it certainly looks attractive as compared to the new launches.
- Comparing with nearby projects, price quantum is actually similar. Of course, you can argue that they are 999/FH.
- Looking at the site map, you will notice that there will not be any similar sized development in the near/medium term. Most of the residential developments are located in River Valley area.
- Sg is opening up, so we can definitely see an increase in activity in the CBD/CCR region. Hence, i think the indicative price is well supported.
- Clarke Quay area is certainly an lifestyle area, more so than Marina Bay. This will be attractive to expats and foreigners.

of course, i could be swayed by all the marketing materials. Haha

congratulations in advance in getting one Clarke quay.. 😂. Hope you have a good queue number!

Submit a cheque is the easy one, pulling the trigger is another thing.

After thinking through again, unlikely to go for it, unless CHP does a PR8 on her launch day.

From ur justifications, can tell u r swayed and attracted to this project alr, so even naysayers comment u may not be convinced.

Throw cheque go for ballot and hope for a good queue number, cos my guess are the lower quantum units would fly off the shelf first, esp the one bedder. Rental yield for the one bedder should be good.

Its a trophy asset after all, and we only live one, if got deep pockets can consider. 1 Clarke Quay
Already submitted a cheque. Like Texas holdem, just to see the actual pricelist.

Not really interested in 1 bedder in general. As for 2 bedders, putting down $600k+ just to earn 100k+ in 3 years time, the reward-to-risk ratio is not appealing enough.

thanks everyone for your comments. Appreciate it.

Ask the same question about PR8 but bro scanner007 explained that the price already high only ppl with huge milo tins can afford. And not many ppl liddat around.
Think will not be as crazy as PR8. The base is already high at >$2,8xx unlike PR8 only at $14,xx, $1,5xx.
How many can afford?
The max psf has been set for penthouse

For who interested in running some numbers, from what i heard from the developer side.

cheapest 2 bedder is for level 4 of stack 2 (818sqf). Quantum for level 25 2 bedrooms is priced similarly to level 4 of stack 24/25/26.
Cheapest 2 bedder is stack 2 level 4 ah? If that's the 2.16M indicated, then psf would be 2640. You can chiong and buy already!

But if the difference between stack 2 and 24/25 isn't too big, stack 24/25 is a lot better for the view.

Yes that’s what the developer told me. Stack 2 is west Sun facing with no view. Level 4 is partially blocked by the facade cladding.

Stack 24/25 level is about 2.28m, which is about 2750psf. Price is higher because of the view. Even at level 4, it will be higher than the shophouses and still able to see MBS.

The above prices may change on the actual day.

If you buy a trophy asset without the view, then cannot call it trophy anymore lah. Invite ladies back also difficult. Have to sacrifice and pay up the extra psf.
Technically, the lady wouldn't know if your apartment has the "joss-stick" view until she enters your unit :o Unless she is a property agent :o

Want to buy trophy asset must make sure it’s trophy view. Quite a number of units should have stunning view. If not u bring ppl home, they were in awe when outside ur condo, but upon stepping in they may be stunned if no view.

stack 24/25 is 807 sqft, so 2.28M is about 2825 psf, a premium of 185 psf for the premium view.
Quite in line with the premium that LM has for expressway view vs park view.

iirc, at launch CTE view was 19XX for low floor 2 bedders, and park view was 22XX.
Now seems like the gap has increased if there's no discounts...

The breakeven price is around $2039. Those who got in earlier below the breakeven price should be quite safe.
No more $23,xx price now. All up price and higher levels.

Suspect if CHP sale good, average psf over $3,1xx to $3,2xx, surrounding properties price will up another round.

I know alot went to the showflat, but how many drop the cheque ,hard to say.
Maybe they will launch by stages. Initial launch could be >70% units sold off.

Wonder Bro Robert dropping his cheque? LOL
