Honestly not at what level lah. Just an ordinary peasant.
I go becoz it’s a new project at a good locale, that’s y curious to visit. :o
saw some baiting advertisement in propguru, one bedder starting at 9xxk. 2 bedder at 1.5xmil. Lmao.
The last $9xx one bedder RCR was Reef, that one 19 units under $1m le.....

On hindsight those who got that really lucky haha. I checked lowest priced unit only $924k. Would u consider Reef at Kings Dock a luxury product too?

I always thought that one is a good buy.
Judging from many lousy location one bedder already at 8xx-1.0xmil quantum.
Woodleigh Residence $21xxpsf vs Reef at Kings Dock back then also $21-22xxpsf. No brainer which is better IMO.

I consider it as a lifestyle project. below 1 mil quantum I think still got meat.
But I won’t pay 26xxpsf onwards for reef when it’s neighbour is not doing well.

Majority of units are sold below $2500psf though, plenty between $20-23xxpsf somemore for the early birds.

But it will also sets me to think at 23xxpsf, will it be an alternative to get D15 FH. Hmm..
I raised this point previously too, same same I would choose Amber Park, but the choice is for consumers :) jus like I like CHP as a project but would stay away cos it’s more of a “Lambo” good to see but may not have capital retention.

Think exit is easier for an OCR condo than a RCR than a CCR one in that order. Upgraders are quantum and space sensitive, assuming layout is decent.

Recent trends show that CCR price index is lacking RCR and OCR too.

Actually that whole stretch of condos under Keppel … like all negative gains.. Sentosa included. Like a curse… 😨😨😨

Reef at Kings Dock may be able to reverse that trend, esp so w upcoming GSW, since it’s unit sizes are kept small with affordable quantum.
