Stack 9 high floors all can see, but as per all projects, the bigger units have preferential treatment for best views.
These units at stack 9 shld see decent profit if one can get in below $3000psf.

Any idea if the 2+S and the 3bedder (947sqf) have the MBS view? I think these two would be the most profitable if they have a view.

All has no view? Then quite a stretch to see $3500psf imo.
Trust me, no one will pay 3.5kpsf for small units and with no views. Paying near 3kpsf for such units is already steep. Maybe if lucky can find one or two 🥕 at best who likely buy on impulse or didn’t do much research in resale.
Every project sure have one or two siao kia like we saw in PR8.

Say a Mickey Mouse unit at 500sqft intend to sell 3.5kpsf in resale, that’s a whopping 1.75mil.
1.75mil u rather squeeze in a one bedder Mickey Mouse unit and cannot even accommodate a small family or u rather use this money to get a decent 3 bedder resale in RCR? The choice is clear.

Of coz lah, use kar chng and think also know. Unless got siao kia really love CHP Mickey Mouse unit so much until they die die want to squeeze in the one bedder for that 1.75mil quantum. Even if got such siao kia, what r the odds?

I would say the most efficient 2 plus study layout. The 2b layout is odd shaped & not very efficient.
With CM, lower quantum have higher chance of profits. 1b/1+study from current data do better in terms of rental yield than capital gains.
Are the 2b+study the ones with big bedroom balcony? I thought the 732 2 bedder is the most efficient and it has mbs facing views. Also the first 2 bedder stack to sell out. But psf is much higher than the bigger 2 bedders, so much so that even with the smaller size, quantum is still higher.

Stack 6 high floors have fort canning views. In fact, agent told me ballot number 1 bought a high floor Stack 6. Stack 9 one bedder mostly already sold on VVIP. I believe these are the most popular one bedders.

Factually, it’s hard to dispute that buyer demand is a smaller niche market at such high end price points.

then again, many people also say where to find so many siao kia and carrot heads to buy new launch at near 3k psf. Well, CHP launched and sold over 85% liao.

clearly either a lot of siao kias around or just simply underestimating the number of people who are willing to spend for a relatively more premium and quality product.

I remember watching a YouTube video analysing The Sail resale prices with views vs no views. With views prices rise faster than no views. The youtuber was trying to convince people that views are sometimes worth the extra investments. Didn't verify his data though.

I agree with this also. No views a bit hard ba. I think mostly people who willing to spend this quantum liao, most likely want the view and wouldn’t mind overpaying.

the non mbs views, maybe fort canning, can still garner some interest maybe.

Haha, yes. But it’s just a discussion, nothing against you. My cousin bought reflection, and I followed it closely back then. Not exactly the same but can see where you coming from.

indeed, it’s always the new shiny thing, and easy to talk until the actual litmus test being how it performs in the resale.

Just to be clear though, I didn’t say will have ready pool of siao kia buying chp at 3.5k psf haha. Even 3.3k psf, I’m already uncertain if it can rise that quickly to that. I’ve always been the one saying i’d be happy to stay even if it doesn’t rise much. Many buyers lurking at lower prices so chances are maybe it won’t go down.

Just wanted to inject some balance and also share that I feel it should still do well if one bought below 2.8k with a decent view.

For perspective, a high floor one bedder at Stirling Res w city view went for $25xxpsf, this price can get CHP or Midtown Modern w no view. :spin:
Exactly, Have to understand there will still have a minority of these siao kia everywhere who don’t even bother to do proper research . But they do not represent the majority. So far when I enter resale, 99% of the buyers r Low ballers.
