Lots of facilities for 80 units condo. Old condos share value is different from the current 50sqm per share. And I think these $2k+ includes high sinking fund.Example, Wing of life Garden.
Not a big development but a lot of space everywhere. They got staff at reception to provide "concierge" services.Lots of facilities for 80 units condo. Old condos share value is different from the current 50sqm per share. And I think these $2k+ includes high sinking fund.
Most newer condos also have concierge. Pretty useless if u ask meNot a big development but a lot of space everywhere. They got staff at reception to provide "concierge" services.
Actually after staying in one of these with conceirge, I really enjoy the convenience. They double up as mcst office staff, so can just report any faults with them rather than only working hours (difficult for those who have full time jobs). Most newer condos also have concierge. You also buy ah?anyone knows how to get a receipt/certificate of stamp duties paid?
yea neighbour!You also buy ah?
labour is the singular most expensive contributing component in the running costs of a condo. manned security is very expensive, because employing multiple people to have 24-hr security cost a lot of money. cleaning services is very expensive, because it takes a team of full time cleaners to perform all the cleaning tasks. Having a full time onsite managing agent is very expensive, for the same reason. Pool maintenance is way cheaper than any of these items, as it only takes the pool cleaner a couple of hours each week to do the necessary. you may want to re-read your condo financials again.Actually after staying in one of these with conceirge, I really enjoy the convenience. Also feel more secure with someone to keep the delivery packages safe especially when I'm on holiday.
Doubt the conceirge costs are expensive as labour is cheap, so doesn't add much to maintenance fee.
Looking at the breakdown, I think the highest costs are related to pool, facilities and landscaping.
Nice. For stamp duties, your lawyer can help you get but need few weeks after payment normally.yea neighbour!
Lol what is it based on?Just saw SRX rental valuation for my unit only 3k. Seems abit Low
