The HSR will not be showing up in northern Thailand before 2035 and no direct route to China is planned. I am also exploring other parts of Thailand served by train.

for now china-thai plan to connect Kunming to Nong Khai via laos. another western route to Myanmar but i think it will link to Thailand eventually. All these will probably drive social transformations, for now can't tell its implications

From what I see, the changes that have come to Nong Khai are acceptable and I will still consider to make Nong Khai my destination. In my opinionm any route that comes to Thailand by way of Myanmar will not materialise in the next 2 decades.

Yeah heard of it too. I have trusted local to help me to settle so shouldn't be an issue
Which area you looking at? Just curious :)
I quite like nimman area but the traffic quite bad for the main nimman road.

For retirement / buy will typically look outside of city like Hang Dong, or eastwards of old city beyond Central Festival. Hang Dong many landed, townhouses that's good for retiree stay, less crowded of course and also sufficient amenities like international schools, Big C for groceries, food, but however most major pte hospitals are located a good distance away 30mins if no jam using outer ring road.

For niman property good for party, rental investment, and as correctly pointed out it's very bad traffic and noisy - espescially if near flight-path. Or more affordable can be near Suthep Road.

Really depends on your objective and personal inclination, YMMV.

I stay in Nimman soi level 1 unit, I think it’s on the flight path. First 2 days we didn’t notice any flight flying over 😂

I looking at slightly outskirt of the city area. Distance about 30 mins drive to the airport. At least traffic will be better and less crowded. Houses prices will be cheaper alot too.

How to pay in installment if you don't have a monthly income statement to show to the bank.

Please dont exposed.🙁
Yesterday just watch a video. A China man goes to Thailand as early as before year 2000. Compare to now, salary didn't change much, same as food prices. Therefore, I think property market will be that good. Prefer to rent a month or 2, maybe yearly. Still have time to consider.
