The driveway is really too long. Waste space which could have been used for other facilities. Yet another Daintree bestseller cos will still sell.

Pro: good views
Cons: 1) AYE noise 2) West sun!

Which is valued more?

Pro: good views
Cons: 1) AYE noise 2) West sun!

Which is valued more?

Take the higher floor units above 30 floors and u are left w one pro and one con. Would opt for the view!

Usually quite difficult to get high-floor new launch units at a decent price though :( Can’t be paying 2k psf if the starting is ~1.5k psf...

The only example I’ve seen is Amber Park, where the low-high differential is only 100 psf (5%). Of course, they got snapped up immediately :o

It depends, especially when developer is UOL.

For Principal Gardens, there is not much difference in prices for high levels vs the low ones. Hence for PG, all the top units are snapped up leaving the low level units in the end.

I don’t think high floor for Clavon would be 2k psf, maybe 1.7xk psf only.. acceptable range is ~6-8k per floor imo.

2B2B if opened at $1600 psf and mid-high level of say around 30 floor will cost c$1.3m. Wondering if there is still any potential for flipping after the SSD period.

Well, hoping the best for prospective buyers ;)

UOL didn’t give chance on ASR though. The highest floors are going for 2.5k psf (vs. lowest price of 1.7k psf)

ASR different, cos there was Peak Collection for the higher floor ones, different quality and finishing. On second thought, if they start too low, they may not give chance to the higher floor unit too maybe 19xxpsf lol, it needs to balance out somewhere for profits.

Wow that's true. South facing does have more of the west sun. But based on the picture, people can't really tell so they will not put off the sale.

The cons are noise and air pollution but people will still buy one cos they just need a reason and the reason is that you have the facilities blocking out the noise.

Hahah that depends how deluded people are I guess.. let’s be real with such a mighty active huge AYE expressway, I dont see how any amount of landscaping or greenery can block out the noise! is there any case for some select stacks in the North facing side being better? (Eg the ones on the right tower not facing the hdb substation)

I would rather high floor face AYE. There was a debate not too long ago that the AYE facing units may end up as the premium units instead of the non-AYE facing ones. Another consideration is the finishing, the finishing itself for Clavon seems to be pretty luxe jus judging by the marketing material (compared to Penrose). If so, buyers may really pick up a value buy.
