Yup better view for south high floor

I would rather high floor face AYE. There was a debate not too long ago that the AYE facing units may end up as the premium units instead of the non-AYE facing ones. Another consideration is the finishing, the finishing itself for Clavon seems to be pretty luxe jus judging by the marketing material (compared to Penrose). If so, buyers may really pick up a value buy.

RC ledge, AC ledge, are inclusive in the psf.

High ceiling also usually in as well. That's why for some projects you can see that the ground and top units are like 10% bigger in the floor area listed. That's due to higher ceiling than the rest of the units in the same stack.

Is there any use for RC ledge?

Is there any use for RC ledge?

RC ledge stands for reinforced concrete ledge, just a piece of concrete for decorative purpose (for facade), might also give a little privacy between two units above and below each other. Otherwise it cannot be accessed and used.

That said, RC ledge may not be included in the psf, this is usually indicated in the floor plan.

Good choice! I think with a walkway there is added privacy too, especially when u have guest coming and u want to be in the room. And it’s more spacious. Good luck!

I also prefer layout with walkways to bedrooms instead of dumb bell. More for privacy.

The reason why I don’t like dumb bell layout is because when the living room was playing tv and bedroom was also paying tv at the same time, the sound will overlap as it is only separated by a piece of thin wall.

I am in this exact situation right now, so I know haha! And that is why I value the walkway haha! My flat is presently like dumbbell layout except both common rooms are on one side,if u wanna sleep early and someone is watching tv outside u literally can’t sleep. By then u would value that walkway.
