It’s better because units r further away from aye

The setback looks like less than 100m... Not sure how useful that is, anyway it can be really major turnoff when u using facilities and all u hear is road noise.

I attended BBQ at condo next to expressway before, can't even hear other ppl talking. Can't imagine swimming in peace

I went to canopy n it’s ok
Even my friend unit facing aye isn’t that bad. But if v high no idea .... if there’s balcony, it also set the rooms further in...

And what can be the potential reasons for that?

Relatively good use of space with the dumb-bell design. Spacious balcony and the kitchen is enclosed. Nice

Not quite like the 3BR (1130 sqft)- large AC ledge and 2 RC ledge. Got two kitchen - wet and dry ones.

4 bedders RC ledge floor area bigger than Balcony :s22:

I would say it’s semi enclosed since there’s no ventilation window. Do agree the 2bedder dumb bell layout is good.

The 1+Study is definitely a bummer.

What’s rc ledge floor? Inclusive inside psf?

RC ledge, AC ledge, are inclusive in the psf.

High ceiling also usually in as well. That's why for some projects you can see that the ground and top units are like 10% bigger in the floor area listed. That's due to higher ceiling than the rest of the units in the same stack.
