Just A random Guess - Clavon may still sell but may not be as good as penrose on first day.
The RCR label still matters to some buyers.
The fact is, some ocr location could be better or more convenient than RCR :D

Hehe, just wait to see the Tanah Merah GLS site to come in 2021!

I still felt MCC quite daring to bid tenah Merah site at 930psf ppr.

I agreed! At 930 psf, if they add on the development and other costs plus profit margin, they will probably be launching at $1600-1800 psf

Almost same prices for Tiong Bahru

Visited the showflat last week - it was pretty rushed as we were only given 4 minutes to view each unit type due to covid measures.

The property agents seemed to be quite nonchalant about the south-facing units that are overlooking AYE, given the roughly 100m distance and all the facilities situated in between. The north-facing units also face the tennis court, condo entrance and childcare centre directly so I think there are trade-offs for those too.

Wanted to hear from the shifus their views on this development!

Yes heard that many wanted to visit Clavon show unit so I postponed my sunday viewing to weekday (this coming THurs). My agent told me too many people wanted to view on Sat & Sun and the period for each will be very short, which I dont like it and prefer to view it longer.

Am sure Clavon will be sold out

1 to 3br confirmed sold out.

4br and 5br will not.

The 1+Study layout is a bummer to me.
TV console have to be place in the centre of the 2 bedroom doors hence sofa will take up dinning space.

I went to SF yesterday too. The agent told.me north stack near the tennis court is facing a 15 storey hdb? So it will be unblock after 15th floor.. is tat true?

it will definitely be noisy . but then again, noise tolerance is very subjective.
for me, I will choose the stack facing the BTO.
developer is smart too, the better layout units are the ones facing the AYE :s13:
