Visited SF today. Gotta say, quite impressed with the facilities and landscaping considering that this is a mass market condo. As others have commented, finishings are so-so only. I liked the layout of the 2BR SF - really huge living and dining area, one could almost say it looks more luxurious than some 3BRs. Why can't more condos build like that!:s12:

I also like the 2 bedder showflat, by far the best I seen, though Porcelain tiles, the finishing seems better than other condo showflats.

The agent just shared the same material....

I also looking for actual dimensions of floor plan (not only label how many square metres)...

Some developers don't give specifications. Must make a request to them.

Not sure how helpful that ceiling thingy in mitigating noise. Something new to me actually.

Bro, if I recall, Penrose no acoustic ceiling right? Clavon has, though no double glazed window, it comes w thicker windows.

Agreed. Very good layout... just that they give cheap furnishing and vinyl flooring... most developments that i went to give engineered timbre though..

Combined with the distance to mrt, i think anything above 1600psf will be too expensive.
Clavon can only fight on 2 points; cheap and reputable developer... everything else is average to fail for me.

One more point, very nice landscaping (but with a very noisy background)

Yeah agreed, in fact it may be less than 5 floors having 1600psf below. May start at high 15xxpsf for the 2nd floor 1/2/3 bedder given that it is elevated.

Ya, but at 16xx to 17xxpsf, i think make more sense to go for Parc Clementis.. the the myraid of facilities in PC is shiok at least.

At same price point, i will definitely rank PC higher than Clavon.
I personally like PC landscape over Clavon...more unique and harder to replicate/ see in other developments.

Both would have different target audience, and I come to realize that Clementi is very popular w westies. When Clavon prices are announced on launch day, Parc clematis sales would move again. Let’s see, 5 more days.

Coz i Sibeh kaypo. I asked and they said no double glaze window for both facing :)

I asked, same reply.

My current window not sure if double glassed but when i close them, i cant hear outside raining at all

Quite standard for new launches, they would use mechanical ventilation for the toilet, the kitchen got no window either.

Good point, i saw the ventilator....like hotel style i guessed

No. Penrose does not have double glazed windows. Their glass have thick glazing which is double the size but not double glazed (no air/vacuum in between).

Penrose also has acoustic at balcony only for units facing expressway.

Clavon also has thicker glasses called laminglass facing aye.
