Maybe from investors pov

For own stay, dont see whats good, as pointed out by a previous post

Maybe for rental, the tenants may not mind the noise level but if resell, not sure if the noise is acceptable for buyer for own stay.

Does anyone what the the closed cases or owners putting out for sale for the block nearest and facing AYE in Clement Canopy?

Most of the transacted Clement canopy resale faces AYE. Quick check on 99.co. :)

All profitable

It’s mainly because Clementi is a nice matured estate for westie; and for those looking for a good school they would have chosen Parc Clematis w Nan Hua Pri within 1km.

Yes, Clementi is fancied by many Westies, including myself. I am considering Clavon and Parc Clematis. PC does stand out for its within 1 km proximity to Nan Hua Primary.

PC's land size is more than 3 times the size of Clavon. If got money, of course take PC first (Never mind the developer)

PC certainly has a much lower population density compared to Clavon. PC also has much more comprehensive facilities. You bought one at PC?

Gotta admit, at $2million quantum Clement canopy 4 bedder layout is better than Clavon 4 bedder.

At 1346sqft, it comes with dumbbell layout where there’s junior master room and balcony in main master room. Boast a big living dining balcony, south facing high floor enjoys sea view.

Clavon 4 bedder is 1281sqft, no junior master room. Living dinning is long type.

I prefer Clavon 4bedder layout but the AC ledge seems wasteful

Weeee more kaypo time, Clementi start to accept $9xxk lo. A 1+Study in FH Parc condo appreciated by $24k in less than a month from seller #3.

Bro, parc clem has 136 one bedders + 68 one+study.
Clement canopy no one bedders.

Trilinq has 112 one bedders but so far 0 entered resale market. Asking price $828 888 onwards.

Market seems to not yet accept Clementi one bedder for $8xxk in the resale market.
Even hundred tree (956 years) are transacting $7xxk.

Clavon at $800k onwards, interesting to see if market beyond 2023 can accept $9xxk one bedders in Clementi.
