Ok la.. see you all talk to and fro on the parking lots. I share real personal current example.
I live in a relatively new EC of less than 10 years. Carpark lots are 1-1. 2nd car owners register to get separate labels for 2nd car. Currently no surcharge for 2nd car. If got more than 2 cars, sorry can go park in visitor lots or risk get clamped. So, even after giving 1st and 2nd car labels (100+) from first day TOP until today, carpark is never full. So much so that recently converted 12 lots into EV lots, despite only 1EV car so far…
^^ above is 1 real EC data point for sharing. Oh yes, my EC is also not near any mrt..
I also share my example. Today I went visit my sister at her EC. Not near MRT.
Sunday lunch time, some people sure go out. But when I go there, there were only 3 parking lots near her block. Majority were full. I remember it wasn't as full when it just TOP, but a bit fuller nowadays. But generally there was enough lots as it was 1:1.
Guess it made sense. Initially the buyers probably younger, or maybe spent more cash on the property, no money or no need for car. But over time, these are high income earners that do well in their job, and their disposable income increase. Some probably have more kids along the way. After some time, more will want to drive.
It was the same trend with HDB MCSP lots as well.
CG will be interesting to follow up at 1 unit to 0.8 carpark lots as buyers are those with higher disposable income, yet is near 3 stations upon TOP
