What about HDB land FOC since all citizens are builders of the nation? Example today 5-room HDB cost $480k. We waived the land price and just charge $150k just for building. Ok? Everyone happy happy enjoy cheap housing.
please highlight during the next MP session :o

Just sharing.. even the new bto at Yishun has ground floor carpark.. imo, developer, agents will market only the nice things about a project but it’s up to us buyers to assess if it’s for us.. don’t make sense to me to quarrel with building management or developer or new neighbours over parking space.. my friend who is living in landed house have to park his car outside his house coz he does not has a car porch and he purposely not drive his car out at certain times just to reserve that space else it will be taken up by his neighbours

If 2nd timers really want the unit, MSCP won’t be a dealbreaker. Anyway there is basement parking in CG as well. Sure will have 2nd timers chiong for second round balloting :o

At the end, buyers should definately be doing their own due diligence. I think this is a fact and for me.. this is not buying vege.. we need to consider what is acceptable or not.

Carpark seems like an issue to some but similarly some would not matter so much. I believe most of the buyers already knew this unless they purposely skip the details. But course knowing and eventually accepting the fact that they didnt have lots is different. They just beed to manage own expectations.

The ultra rich may end up buying most of the higher end ones, most are just average folks.
to qualify for EC they are limited by $16K HH income cap, so not sure how to become ultra rich. Its either they are super hardcore savers or have parents' help, not easy to come up with $800k-1mil just like that

Very true. But I believe likely enough lots if developer dare to build like this. Many bros will say 2 cars per family is outlier. Now car depreciation is $20k per year. 2 car depreciate $40k. Got so easy to have 2 cars? Unless combine income $200k a year?

They earn how much? They got landed mah. My friend got 5 cars but landed plenty of places to park. Their office also can park FOC. If those stay EC can afford 2 cars, they should give their EC quota to someone else who needs EC more.

Point he was making then was that it was very normal & common to own 2 cars.

I know of many who stay in HDB & both husband & wife drive their own car. Point I’m making here is that it’s common to have a household own more than 1 car just as it is common for a household to not own a car.

Let’s not forget that COE prices are relatively Low during 2016-2020. Many who own 2 cars bought their cars during this period.

Don’t compared these HDB elites la. I got friends who bought resale HDB at $1m and drive 2 cars. How many ppl can be like them earning 1/2mil a year yet stay in HDB? You can just go to any condo, EC and see for urself. Still got many empty parking lots la.

Ok la.. see you all talk to and fro on the parking lots. I share real personal current example.

I live in a relatively new EC of less than 10 years. Carpark lots are 1-1. 2nd car owners register to get separate labels for 2nd car. Currently no surcharge for 2nd car. If got more than 2 cars, sorry can go park in visitor lots or risk get clamped. So, even after giving 1st and 2nd car labels (100+) from first day TOP until today, carpark is never full. So much so that recently converted 12 lots into EV lots, despite only 1EV car so far…

^^ above is 1 real EC data point for sharing. Oh yes, my EC is also not near any mrt..

Ok la, I never bought an EC before but I can also share a few encounters

1) my first OCR condo (not near mrt) got some neighbours can own up to 3-4 cars. (Likely also because COE is cheap). Every time when I come back slightly late then I gotta waste a lot of time finding an available parking lot, it is also due to the poor arrangement by management from the start for allowing families with more than one car to have the liberty to get more than one decal. Then When they realise not enough lots and wanted to do something, those who own more than one car became very aggressive as they had been enjoying free parking all along.

2) then for integrated development, my carpark is never more than 1/4 full. A lot of empty lots available. The management is stricter and it is chargeable if u want to apply for second decal. (Subject to availsbility). Despite only 1/4 full and has many available lots, they still imposed charges on 2nd car onwards.

3) the current one I’m staying is next to mrt and is more balance. Parking lot is well utilised by most families but not to the extent of being too crowded and can’t find parking space. I have two cars and apply for 2nd decal and was approved because there’s still comfortable number of available lots. Not chargeable somemore.

My guess for copen grand is since it is walkable to mrt, I don’t think parking lot availability will be an issue even the lots r not designed for 1 to 1.. (esp when COE is not cheap). But for those who go for NG, owning a car is definitely more likely for every household.

Perhaps also expect the Copen grand car park lots to comprise a sizeable number of EV lots. Those going to stay there and own non EV cars can start to plan ahead.

I also share my example. Today I went visit my sister at her EC. Not near MRT.

Sunday lunch time, some people sure go out. But when I go there, there were only 3 parking lots near her block. Majority were full. I remember it wasn't as full when it just TOP, but a bit fuller nowadays. But generally there was enough lots as it was 1:1.

Guess it made sense. Initially the buyers probably younger, or maybe spent more cash on the property, no money or no need for car. But over time, these are high income earners that do well in their job, and their disposable income increase. Some probably have more kids along the way. After some time, more will want to drive.

It was the same trend with HDB MCSP lots as well.

CG will be interesting to follow up at 1 unit to 0.8 carpark lots as buyers are those with higher disposable income, yet is near 3 stations upon TOP
