I don’t think it’s sour comments. He/she is just calling it out as it is and also pointed out the 3 mrt stations
Facts are facts.

But I can understand certain stakeholders may feel upset for their personal reasons when facts don't seem to align with their unspoken intentions.

Do not think there will be such discounts as nothing is stopping people from getting a car. And carpark lots from my understanding will be on first come "to reach home" first serve...
In HK, carpark lots are sold to the buyers separately on an auction basis for some condos whose carpark lots are lesser than the units.

The owners can either use or rent out the carpark lots.

But S1B2 the feeling is really damn song. Like playing monopoly :o
Add in Accrued Interest, buyer stamp duty, agent fees etc. And the ROI is not that great. Plus the illiquidity, interest rate risk, concentration risk & future monetary commitments.

Imo not worth it on a risk adjusted basis and the emotional stress

Honestly I thought so too until I read one of the comments here and then checked the facts on the finer details.

639 units
516 carpark spaces

Means if 516 units get 1 carpark space each, 123 units will not get any.
Visitors parking lots, too bad.

I'm actually highly interested on how this new car lite town will turn out, or any of new designated car lite estates.
I think there could be 123 units that don’t drive. Even if there’s 516 cars & 516 lots, it will be incredibly difficult to find an empty lot if the resident reach home late. Plus there will always be certain lots which are harder to park or some drivers not parking in the middle of the lot.

The bigger problem will be the units that own or desire to own more than 1 car. It’s really quite common. As you know the famous saying - “I drive a car and my wife drives 1. We are both professionals” 😂

Although hdb are not in discussion.. but my hdb has <80% lots serving my estate and out of the 10 level, at least 2 levels are empty.

Its possible that <80% drives defibately agree that those with 2 cars will find CP challenging as I am sure they will only issue 1 car per unit. Any remaining available lots probably will be subjected to other conditions (e.g. paying for 2nd car etc)

There is a higher tendency for EC owners to drive given their likely higher income & wealth. We really have to wait and see how it turns out during TOP.

Many buyers may not currently drive a car but may choose to do so by the time of TOP as their lifestyle changes or their additional wealth/income enable them to buy a car.

In fact, Treasures at Tampines will be a very good case study as it TOPs next year.

Very true. But I believe likely enough lots if developer dare to build like this. Many bros will say 2 cars per family is outlier. Now car depreciation is $20k per year. 2 car depreciate $40k. Got so easy to have 2 cars? Unless combine income $200k a year?

You are right, just stick with resale HDB. Especially the modest 1000sqft 4-room type at Pinnacle@Duxton only $1.37m, leaving you with lots of $$$ to travel the world and . . . .

Wait, this Tengah EC 1012 sqft 3-bedders (second highest floor) is priced at $1.33m.
Buy which one got spare cash hah ?
Bro you buy Copen grand got special discount ah. How come your second highest floor so cheap.

30% only 192 units. 80% of 450 is 360.

2nd timers are the ones with the financial muscle to easily absorb the prices without too much concern on interest rates.

2nd timer units should likely be almost snatched up by queue num 450. 50% take up rate already 180.
huh? gt money still cant buy EC? buy condo or freehold sir

I did not buy but have the price list of Copen Grand. Many stacks (24,32,30,33,37,40,etc) have high floors (above 10) that is less than $1.33m and definitely at least 2 units of #13 that is below $1.32m.

EC usually lousy location (and indeed it is rather out of the way) but of course will have condo type finish and design. Pro vs con.

If EC had condo type finish and design and also good location, then who will want to buy the BTO or private condo.

Anyway, it will still well.

Not sure what is the boundary that considered lousy location or out of the way.

If using MRT, then Copen grand price (or land price) really a steal at this time, comparing to the few ECs from this year onwards which are not within walkable distance. Maybe Tenet also, since it's also walkable to MRT station if I'm not wrong.

The MRT is not on the main line. Still need to go to Jurong East or Boon Lay to change
