This area is not city fringe, fetching at city fringe land price is already crazy. How much they going to sell?
Resale of the condo at over >$2k psf? LOL
I might be wrong, but there are many much better choice based on the existing psf...
i think that is because you are valuing bt timah as of what it is today, which i agree is expensive, but people are buying into future of tomorrow..its hard to guess on the development 3-5 years down the road for the few land plots over there and the transport hub

for all you know a master developer may come up with a botanic garden concept that seamlessly connect the 3 parks like how JE revamped the malls, or maybe it can be another me-too mall again, no one knows...

Let see what will be the "East Coast" plan. Maybe it could push the price higher and definitely will benefits CCR and RCR near city fringe. If Beauty world is selling at > $2k, the rest can plus delta into their $psf. LOL

i know heard about it, 1st floor at $1800 PSF with ID...need to buy and issue OTP within 2 hours..wonder really that crazy anot. maybe those who are there can feedback if they really can sell 2 units in 2 hours with instant OTP issued. for me i am not keen on 1st floor even with the higher ceiling
High ceiling looks nice..sense of added spaciousness,but thats about it. :o

Not too long ago, there was this data on the resale prices, I recall the median resale price for D21 increase by $386k the most amongst all districts. Odd ya?

Properties around beautyworld are the only ones recording real gains after factoring increases elsewhere based on stackedhome study.. across the downtown line..

the capital gain you cited earlier i believed is from older properties and not the newer ones.. those who bought in 90s and 2000s all saw significant capital gains around beautyworld, as shown by the numbers in stacked after downtown line is announced, and after it is built.

The newer launches in the area are expensive... but I’ve a longer runway than ah heng and not worried with any lease decay.. so I’m not overly concerned for now 😂. Looking forward to my stay there in the future. 🤣

I dont mind high ceiling on 5th floor though, dont like low floors. The premium of $100k for 4th vs 5th is quite high..it all depends on how much more one is paying for the high ceiling, if $50k or less i wont mind since it extends across living room and 3br. 100k is really steep and hard to value

most expensive unit in whole of daintree, excluding the 4 bedders. If that unit can sell, any unit in Daintree can buy already because the premium is super super high vs other 5th floor units
actually no need to worry, sure will sell one, you can check how much verdale is selling now, more expensive than daintree remaining units

i never consider verdale because its ard 1km away from MRT yet launch at similar PSF. Actually if midwood and mount botanik can sell at $18xx, i am not surprised all projects around beauty world can sell at same price too

Florence now selling at 17xx psf as well

if hougang can sell $16-17xx, then all the more hillview midwood and mount botanik can sell at that price since its FH. Lets see how long this bullish cycle can last

Hougang Florence Residence probably have its appeal on those HDB upgraders in Hougang area, since prices at Stars of Kovan (newly completed condo at Kovan) are gg at 16-17xxpsf.

Hmm Midwood & Mont Botanik are not located next to each other. In terms of showflat yes it’s next to each other.

Midwood is closer to amenities and MRT entrance while Mont Botanik is deeper in where one have to take bus to get to the MRT station.

thanks for enlightening i thought the 2 sites are on actual showroom site itself since its such a big plot of land. i only remember 2 mths ago midwood was single digit (8% or something) sold while mount botanik was low 20% sold. Both were around $18xx PSF but midwood revised their prices recently to $16xx..

other than that i dont know anything else about these 2...only know its expensive for that location
