I’m surprised CDL didn’t bid higher to defend this area given that they won Jln Tembusu at 1302 psf ppr.

The maximum building height of SHD 64m & 3.0 plot ratio mean that the blocks will be close to each other & could be cramp.
I actually did not expect CDL to bid for Dunman at all as there’s really no reason for this plot to go below $1280 psf.

CDL has a large fan base for them to get some PC projects in the West and maybe Lentor.

Based on the bid price submitted by UOL and SingLand, Steven Tan, CEO of OrangeTee & Tie, estimates that the new project at the Pine Grove (Parcel A) site could be priced in the range of $2,300–$2,400 psf when launched.

Pine Grove location looks higher class than Dunman. But local for own stay or expats market, ,ignore school and postal code, Dunman with mrt, much better access to Town.

Pine Grove far from mrt and ulu location,for access to Town.

China developer paid reasonable price for Dunman. Better potential in values.

Almost the same price as marina bay land. Right in town.

Dunman site occupiers can enjoy HDB facilities nearby,Old airport rd hawker centre, market etc

Pine Grove site ?High class location is usually inconvenient lah..

Pine Grove will be a much nicer development with a height control of 150m SHD and a Gross Plot Ratio of 2.1.

Also located in a nice residential neighbourhood, and a city-fringe location, just a bit outside of RCR.

If I have to choose between the 2 for own-stay , I will choose Pine Grove.

Some may say that there could be a CRL station, but I think more likely along Clementi Road outside Maju Camp area. Pine Grove will not be walking distance from this new CRL station which is still 15-20 years from completion.

Most Pine Grove buyers will likely drive so lack of MRT should not be an issue.

How’s singhaiyi’s developments? I have not seen Parc Clematis showflat.

Gazania and lilium I didn’t even bother to see the pictures …
Parc Clematis is the only good one. Singhaiyi overpaid for Gazania/Lilium & also overpaid for this Dunman site

Both sites also expensive 😂

Dunman at least got mrt, will be selling point for investor units

Honestly developer SHY not sure how good also, I remember their Clementi showflat, bit meh, then try to cut corner like not giving oven etc

Agreed. Between the two, and considering the price points the developers got them at, I prefer pine grove plot. If 1km within Henry Park, will attract parents too.
