It does work cos sometimes there will be awkward pauses of 1 to 2 minutes as
there may not be mutually interesting topics if the meetup is only after a few days of chatting

you have to be really good at digging up info oto connect the dots in order to build up the conversation

otherwise i will feel that the conversation will be somewhat shallow

like for example if you see the person holding a dog, then you can have a conversation about it but if there is no detail it will be quite hard at first then you will have to probe and probe and query further along the way which requires a technique but some ladies may not be comfortable with it

Maybe you could propose the meetup nearer to your place. Usually, guys will not mind as we will get a chance to walk you home if the date turns out well.

You can also use this as an opportunity to gauge how strong the other party's interest is, after the date.
