Forestwoods condo progress

Hi all, just want to check if anyone has purchased forest woods condo?

If yes, when do you think the first progressive payment will start? I have driven past the site and they seem to have progressed abit

Usually 9 months after launch, so perhaps you can expect it to be July 2017?

Anyway, it depends on the block too. Some will start earlier, not that all will start and end at the same time.

just when to the showroom last weekend and realise its already 80% sold.
seems like its still a popular buy despite the market slowing down.

Close to 20% increase for Forest woods on their last 5 units.

Example stack 45.
Level 5 sold at $1.354mil in 2017
Level 4 now trying to sell at $1.683

Close to 20% increase for Forest woods on their last 5 units.

Level 5 sold at $1.354mil in 2017
Level 4 now trying to sell at $1.683

Bro, the prices of $13xxpsf in 2017 for Forestwoods would perhaps be underpriced in today’s market given that Affinity and Gardens (both are presently not near any MRT station) are going at close to $15xx- $16xx psf thus no surprise for the price increase.

Had enquires about Forestwood back in 2018 but all the 1 and 2 bedrooms were fully sold then, relatively good project with proximity to Nex. It should be completed soon, bypass recently the buildings are fully constructed already.

It can be seen both ways, but only time will tell. But if you look at it from 2019 lenses then it’s forestwood underpriced, cos at 13xx psf you cant even get anything this close to MRT and I think forest wood is RCR? I know of family 4 pax staying 2 bed 1 bath P.C., it’s a choice, but of cos I feel it’s a squeeze.

I think current prices marks the peak for at least the next 5 years till income growth catches up. If property still goes up faster than income than we will well see 4 pax staying in 1 bedroom. If you are really positive about the market, better hoot some units today then..

I do think current prices have peaked for some developments and areas, but not all areas, take a look at Stirling Residences, Avenue South, and Parc Esta, I believe these 3 developments are in areas where prices have yet to peak, in comparison to other new launches. Jus my opinion. I know you may disagree.

Actually, majority of ppl buying the one or two bed room units are singles or singles without children.

I would think majority of those 1 bedder buyers are investors, thinking of renting out. I am skeptical of the rental yields when these projects TOP.

Forest wood Subsale transactions:

> 2bedder (715sqft) #03-05 sold $1.25mil in March 2020. Owner purchased it for $1.067mil back in OCT 2016.
4 years SSD not over yet. $183k gross.

> 3bedder (915sqft) #08-42 sold for $1.464mil in July 2020. Owner purchased it for $1.254mil back in May 2017.
3 years SSD over. $210k gross.

So the avg price gone up from 1 3/1.4k psf to 1.5/1.6k psf?

1.5-1.6xxpsf is the average psf of a new launch now so not surprising that Forestwood had moved to match this price.

But resale condos in the vicinity doesn't seem to be moving at that price leh
