Which one will you guys buy if you want to stay near Serangoon MRT?

1) Forest Wood Top 2021, 99LH
- Brand new
- Nearest to MRT
- More expensive compared to Minton and Urban Residences. Around 1.6 Mil for a 3 bedder

2) Minton, Top 2014, 99LH
- Mega project with a lot of facilities
- 10-15 mins walk to MRT
- 1.3 to 1.4 Mil for a 3 bedder. Units are slightly bigger.

3) Urban Residences, Top 2014, Freehold
- Freehold boutique development.
- 10-15 mins walk to MRT
- 1.3-1.4 mil for 3 bedder

Just FYI, tho Minton TOP in 2014. The land lease started in 2007.

Minton sees healthy resale transaction past years. 2019 as whole 47 transacted.
2020 till date already sees 18 resale transacted despite Covid.
Which one will you guys buy if you want to stay near Serangoon MRT?

Without a car, I would strike out 2 and 3. Singapore isn't like Central Europe where even 1 hour walk is an enjoyment. Here, 15 mins walk everyday under hot sun or in the rain will make me feel that the extra 300k is justifiable :s13:. Personally, I will only choose unit within 200m from MRT.

Forest wood of cos, hands down some more. Near to MRT, proper condo and relatively new.

Unit sold on 28-nov at 1.7k psf.
Those sold on higher floor 3 years back at 1.3k psf... instantly 400psf profit???

Only 1 or 2 unit selling at 1.7kpsf how to pull up the price of the other units? Still got to depend on other surrounding projects and also need time..

Unit sold on 28-nov at 1.7k psf.
Those sold on higher floor 3 years back at 1.3k psf... instantly 400psf profit???

Has the project TOPed? Passed-by the condo many times seems all are being done up and no one has moved in yet..

forestwoods is quite a good 7-8 mins walk to MRT and 9 mins to NEX

1 bus stop to mrt need 8 mins meh? About 200 to 250m only leh

It’s only less than 4mins walk from main gate to the nearest Serangoon MRT exit, walked from site before, suggest gg there to take a look. 6mins can reach NEX already, the walk is unshelthered though.

The location not bad and price during launch was good. Takes about 5 mins to reach NEX. I did consider this project back in 2017.
Just that the site plan seems cramp and quite far from my work place.

Yes, in fact location very good I personally visited the place about two weeks back, as my friend is considering a resale unit now at Forestwood. It’s less than 4 mins leisure walk for me to Serangoon MRT.

Problem with forest wood is it is at the cross junction of a very busy big junction. That junction is 'dirty' alot of accident there. House hat cross junction usually bad fengsui.T junction House is better then cross junction houses.

And opp is singtel base station radiation.
And the development very small and cramp. Quite frankly I think if I were to get a unit there, I will choose very selected pool facing to minimise highway noise ... or get units facing the hdbs. The highway noise there is no joke.

I think current prices marks the peak for at least the next 5 years till income growth catches up. If property still goes up faster than income than we will well see 4 pax staying in 1 bedroom. If you are really positive about the market, better hoot some units today then..
Dont think income growth is impt. Because right now too much cash in the economy and those cash from Japan, US, China, Europe stimulus haven really high sg yet. When it hit prices will go crazy. Why I say income growth is not that impt is because, there is too much capital right now that distort prices from fundamental.

Money chasing after diminishing rental yield.
And the fact that it doesn't take alot of salary income to get a 1.5m loan from banks.
