The 2 Deluxe comes with a Household Shelter.
The space for the study equates to a Household Shelter size hence the similar sqft.

Why is the two plus study unit size smaller than the two bedroom?
Is it jus a corner cut out kind?

Some 2+study may only comes with 1 bath while 2 bed deluxe should comes with 2 bath.


But I cannot confirm as floor plans are not out yet.

In the 2014 edition of the URA Master Plan, the government had plans for a large medical facility on an undeveloped plot of land near Beauty World MRT (marked with ‘H’ in red).

The medical facility was never realised, and URA announced this year that the site will instead be developed into an integrated transport hub. According to the URA, this site will include a community club, a redeveloped market, hawker centre, indoor sports hall, community library and an elderly facility, in addition to a retail and private residential component. On 3 December 2019, URA announced that this site will open for tender next year, with the potential to house 865 condo units.

The integrated transport hub won't be the only mixed-use development in the years to come. Across the road is another ‘light blue’ site, albeit a smaller one, that will offer even more retail and housing options.

A new site @ Jalan Anak Bukit (Mixed Commercial and Residential) will be up for sale in June 2020.

Wonder if this CC will replace the old, small one at Jalan Jurong Kechil.

I believe it would. Looking at the 2019 URA masterplan, the current plot where the old CC is, it's slated as a reserve site (yellow). It should be redeveloped into something else further down the line

Forett has quite little hype, given that among all of the remaining 2020 upcoming launches, Forett will be the first to be launched.

Does the upcoming integrated transport and community hub + rejuvenated rail corridor + cross island line + proximity to the Jurong innovation/lake district, not make Forett an exciting and worthwhile investment/ownstay?

Does the upcoming integrated transport and community hub + rejuvenated rail corridor + cross island line + proximity to the Jurong innovation/lake district, not make Forett an exciting and worthwhile investment/ownstay?

one agent wanted me to buy mayfair modern, and was trying to use all the above that you mentioned as plus points for the property. i zoned out after a while. that area is really gonna face oversupply issues i feel.

I see I see. I agree with you too, the possible oversupply is bugging me too. Daintree, View and Kismis both aren't selling too well. With Forett and Verdale coming up, and also neighbouring Mayfair Modern and Gardens, plus all the older condos..

But unlike the rest Forett is a good medium sized developments with 600+ units. Could give it an edge over the rest? hmm but the distance from MRT also further than the rest..

What do the rest think? Will the potential oversupply issue hinder Forett's capital appreciation?

You mean the size?

I saw the kitchen is just next to the masterbed room? lol... I dont know why but I dont feel comfortable with this layout.

The layouts are more towards families... since most families some times need to cook, it would be nice to have a window in the kitchen

In fact... I feel the layouts are quite well planned. But that h/s looks huge... kinda wasted...

I have made a promise to myself to boycott

1) any layouts that has their aircon ledge almost as large as their smallest room.

2) any layouts that has their balcony bigger than their living room.

If that means there won't be anything to buy from the new launches then be it.

Erm... for your first point you brought up... what if it’s a 5 bedroom unit that is 2000sqft? It doesn’t make sense for the a/c ledge to be that small. I would prefer “wouldn’t buy unit with more than 5% of area allocated to a/c area”

I agree to your second point, but many ppl would have many perspectives on how large the living room of a particular unit is, since it’s usually combined with the dining area. I would prefer “must not be larger than (maybe say 8%) of the unit’s area”

One day, buyers will have to put the aircon units in the bedroom and sleep alfresco on the ledge

Think Singaporean too nice to accept all nonsense too long, if hdb could have aircon ledge 1/3 or 1/4 size of The private condo’s aircon ledge, we should or govt should demand developer work harder to come up with nice looking yet efficient layout with aircon ledge not exceeding hdb standard at least (best aircon ledge could not charge to consumer then see how big they still wanna build), give consumer some choice of smaller or no balcony unit please.

Look at that balcony on the 5 bedder unit for Forett. That is easily a 400k balcony. It is almost the same size as the living and a bedroom.

Money is hard to earn. I'll rather keep it under my pillow than to pay for a 3 room flat priced balcony.

Having window is a plus, but next to bedroom is a no no for me... just my preference.
