I bought a unit there too. I agree with all the points made on the location not very near mrt, oversupply etc, from investment point of view.

I bought it because I like the layout and the area in general. Lots of amenities nearby leading up to the beautyworld mrt along Jalan Jurong kechil on both sides of the road. A peaceful and quiet area compared to where I’m living now, behind an expressway. Also because it’s near to PPPS which my 2nd kid would go there in the future (brother studying there now).

I too asked myself if i will be sitting on a loss, but since I have every intention to stay there for at least the next decade or so, i figured it doesn’t really matter that much anymore haha.

Me too..Just bought a unit there on Sat as my kids are planning to study in nearby schools soon and my nest and support has always been in the West side. True that is not in the “true blue” Bukit Timah but of cos I had all knowledge of that before i decided on the unit. For an own stay, I prefer the peace and tranquillity and will be staying for decades to come.

From the thread, of cos I know there are better investments or locale out there, but I do find a lot of good locations near MRT tend to be bought for rental & investment and tenanted out. For an own stay - I wouldn’t like to see changing neighbors every few months/ years.

Just sharing some of my contributing factors of my decision too. Did u buy a 2 or 3 bedder?

Congrats guys. It’s important to know the rationale of your purchase. And of coz, no one can predict the future and we might be wrong too.

Same here. Bought a 2 bedder with my soon to be fiancé. Stack 33 mid floor like what we discussed previous @nishizhu and @1993newbie :)

I know rental yield will be poor. But for Long term ownstay, my fiancé and I really like the location and the room layout. For us, we are not looking for a bustling regional centre like Jurong east. Beauty world with its array of eateries at shophouses, hawker centre, some shopping amenities with future ones to come, closeness to Bukit Timah nature reserves and surrounding buffer parks and rail corridor really drew us in. Also in between both of our 2 families’ home.

The upcoming transformation, whether it can boost the capital gains for D21 beauty world area will be a good bonus. Even if the appreciation is not great, forett is a freehold so there is less pressure to sell in the short term. Who knows maybe we like the area and settle down for good.

Congrats on ur purchase, and I think I most agree with this part since it’s FH.

Always thought it's a good name. A lot of residents actually know about good luck gardens.

some of us may be more obsessed with ensuring good profitability within the next 5-7 years, yet some are okay with a more muted rate of capital appreciation, or even okay if there is none.

goes to show that everyone has different rationales for their purchases, and each person is right in their own way. a differing opinion doesnt invalidate one's purchase and make it a 'bad' one! i also learnt that FH does have a special place in singaporean's hearts after all.

if theres indeed a 1% price increase today, you guys would have made a baby paper profit already. cheers all ;)

i think buy for own stay is okay....the beauty world transformation is real...but honestly i think the price already factored in...i.e., there wouldnt be further jump in price when the transformation is completed....plus this area has loads of condo...all things equal i dont think the dev will lose money....just no capital gain cos no more room for it...for long-term own stay the FH will be advantageous...say like 10-15 years later...especially if the new plots there are going to be all 99 years

Yeap I think this is very much true. Would definitely be interesting to see how this development turn out in the long run.

This is very true amongst the older generation who believes in leaving behind a legacy, which also happens to be one of the selling points of Forrett.

from my agent he said not yet, but the developer message to agents yesterday was that 10 aug was the last day to enjoy the '1% earlybird discount'

--> inferred that the px increase would be 1%

your guess is good as mine.
