Freehold. Good internal layout/features. Eg look at 2BR: Housing shelter and window in kitchen. How many recent proj's 2BR have both these features?

Location not fantastic. Privacy not good. But hey price not that bad.

Not many development has the kitchen next to the masterbed room too? :D:D

At least Forett got proper balcony/windows for living area. There’s one particular development that forgo living windows/balcony so that kitchen can get natural ventilation.
Means living at entrance area, kitchen at front side of house. :s22: :s22:

FH properties seem to have a certain level of value retention and charm. Faber Garden beside upcoming Bright Hill MRT completed in 1984 hitting record high in resale market at $15xxpsf..

“Resale transactions spiked in 2019, with seven resale transactions recorded that year. The record psf price of $1,591 was set when a 1,571 sq ft unit was sold for $2.5 million on Nov 15, 2019. The most recent resale transaction on March 1, 2021, achieved the second highest psf price to date at the freehold development.”

Enbloc potential depends much on how many more units can the developer can milk on the same plot of land.. doesn’t matter how old if is since FH..

Yeah that site failed once with asking price of 14xxpsf land rate, don’t see how Bright Hill can sell at 21xxpsf if enbloc at that price. I presume it should be higher now.. developers probably learnt their lesson from G&L.

Don’t think there is enbloc potential there now given the v high resale prices.. went to this site today the condo looks really old.

Just need 80% approval? I believe majority owners bought long time ago and willing to settle for reasonable collective sale price. Only the minority enbloc punters who bought in recent years will want crazy reserve prices.

Yes, but also require a developer to buy it, no developer bought.
